The Jerusalem District Planning and Building Committee decided today (Monday) to deposit three urban renewal plans totaling about 700 housing units in the neighborhoods of Katamon, Kiryat Menachem and Gilo. As part of the plans, three giant towers will be built, one in each neighborhood, of up to 3 floors.

According to Jerusalem District Planner at the Planning Authority, Arch. Dan Keinan: "The plans continue Jerusalem's momentum of renewal, in accordance with the District Committee's vision of densifying the built tissue and improving the public space. These are plans that streamline the use of existing municipal infrastructure, contribute to accessibility between buildings, increase mixed-use urban fabric, and revitalize the streets with diverse human activities."

In the Katamon neighborhood - 5 buildings, including a tower with a height of 37 apartments

The District Committee decided to deposit a plan for a total area of about 9 dunams, in the area of Ben Zakai, Yehoshua Ben Nun and Elazar Hamudai streets. The complex is strategically located in the city – near Oranim Junction, which is one of the most significant junctions in the city, connecting the neighborhoods of Katamon, Baka, Katamonim and the renewed employment area in Talpiot. In addition, the complex is adjacent to the intersection of the Blue Line of the Light Rail that passes through Emek Refaim and the Purple Line under promotion along Ben Zakai Street.

The plan includes 350 housing units that will be built in four buildings up to eight stories high, and a 37-story tower that will combine public buildings including daycare centers, kindergartens, and synagogues. Of the total housing units, about 70 will be allocated for small apartments. There are currently four housing buildings in the complex, comprising 144 housing units, which will be evacuated for the new project.

In addition to the housing units, the plan includes about four dunams of park and allocates an area of about 2.3 dunams for the construction of a new school. In addition, the plan improves the public space by connecting the neighborhood to the intersection of streets and the train axis on Ben Zakai Street.

It is important to note that contrary to the plan submitted by the local authority, the district committee decided to lower some of the buildings along Ben Nun Street to eight stories high, and also decided not to cancel two other buildings as recommended by the local, but to uniquely propose for the project a building of a long serial type six stories high that accompanies the park wall.

The plan was submitted by Omer & Asden-Hasda Ltd., and edited by Bridman-Agmon-Weisbaum Architects Ltd.

In the Kiryat Menachem neighborhood: 185 housing units to be built in a 37-story building

In the Kiryat Menachem neighborhood, the committee decided to deposit a renewal plan on an area of about 2.2 dunams, at 6 Dahomey Street. The plan includes 185 residential units that will be built in a 37-story building that will incorporate a commercial façade. Of the total housing units, about 37 will be allocated for small apartments of up to 55 square meters. There are currently 56 housing units in a 4-story building in the complex, which will be evacuated for the new project.

In addition to the housing units, the plan allocates land for public buildings that will be integrated into the residential complex and will be used for two kindergartens and a community dish.

It is important to note that contrary to the plan submitted by the local committee, which recommended reducing the building's ground floors and expanding the tower's floor area, the district committee decided to maintain a narrow and tall building in order to better integrate into the space.

The plan was submitted by Yuvalim Investments Ltd. and Beit Baramot of the Beit Yerushalmi Group, and was prepared by Carlos Peros Architects and Town Planners.

Gilo neighborhood: 160 apartments in a 28-story tower

In the Gilo neighborhood, the committee decided to deposit a plan for a total area of about 1.8 dunams, in a complex between Ahlameh and Heron streets.

The plan includes the construction of 160 housing units in a 28-story building. Of the total housing units, about 32 will be allocated for small apartments.

In addition to the housing units, the plan proposes improving the public space, among other things, by widening the road, expanding the area of the public building adjacent to the complex, and establishing a connection between Ahlameh Street and Heron Street. In addition, the plan incorporates public areas in a complex that will be used for the benefit of a cluster of daycare centers and two synagogues.

There are currently 36 housing units in a 4-story building in the complex, which will be evacuated for the new project.
