2023 was a year that the real estate market will not forget so quickly. Between rising interest rates and a general stagnation in the housing market, an iron sword war broke out that brought with it construction stoppages, postponement of tenders, and a negative record of home purchases. Despite this, even if there are not many actual deals, it seems that many Israelis are still interested in relocating, making a change, upgrading their quality of life, or simply looking for safer and more secure housing for them.

The research department of the Madeleine website examined for Walla Real Estate which are the 10 neighborhoods that received the most searches in the past year, and found that despite being ranked as one of the most expensive cities in the world, Tel Aviv continues to lead in demand, alongside Haifa, which stars with 5 old and popular neighborhoods.

So which neighborhoods did you most want to live in in the past year, and what makes them so desirable?

First place: Lev Tel Aviv

The neighborhood that most Israelis searched for this year is the heart of Tel Aviv, which jumped straight to first place, from second place in 2022. Lev Tel Aviv is an old neighborhood in the center of Tel Aviv-Yafo that was established about a hundred years ago.

The neighborhood is surrounded by familiar main streets such as Allenby, King George, Marmorek, Carlebach and Yehuda Halevi, and is full of commercial areas, apartment buildings, parks and institutions.

Second place: Hadar Hacarmel in Haifa

In second place is Hadar Hacarmel in Haifa, one of the oldest, largest and most sought-after neighborhoods in Haifa, where a large number of transactions are usually made relative to the other neighborhoods in the city, and is a favorite mainly among investors and students. It is located on the northern slope of the Carmel, between the Carmel Center and the Lower City, and its residents constitute about 14% of the city's residents.

Unlike most neighborhoods in Haifa, Hadar, which once served as the city center, is still characterized by main commercial streets, a municipal market and relatively frequent public transportation, and its population is also large and diverse. Places three to five: North Tel Aviv

Back in Tel Aviv, three parts of the Old North neighborhood occupy the 3rd-5th places on the list, very similar to last year.

In 3rd place is the northern part of the Old North (from Jabotinsky to the Yarkon River); The central part (from Ben Gurion Boulevard to Jabotinsky) is in 4th place and the southern part of the neighborhood (from Ben Zion Boulevard to Ben Gurion Boulevard) is located in 5th place;

The neighborhood, which is very popular with young people and families, is also called District 3, and is located in the area between the Yarkon River in the north and Ben Zion Boulevard and Bograshov Street in the south, and from Ibn Gvirol Street in the east to the Mediterranean Sea in the west, and includes some of the more popular sites in the city such as Dizengoff Square, Tel Aviv Port, Rabin Square and Gan Ha'ir, Basel complex and more.

Sixth place: the only one on the list from Herzliya

The only neighborhood from Herzliya that made the list is the city center, which is in 6th place, after jumping two places from last year. The center of Herzliya is the oldest and most central neighborhood in the city, and includes a number of shopping, entertainment, and cultural centers, as well as major public institutions such as the City Hall, the Herzliya Museum of Art, and the courthouse.

The neighborhood is very accessible by public transportation, with many bus lines passing through Weizmann, Ben Gurion and Rav Kook streets, and in the future also a metro line that will reach from the neighborhood to the center of Tel Aviv. However, the neighborhood has a parking shortage and traffic congestion, and the situation is expected to worsen in the future.

Construction in the neighborhood includes small apartment buildings, housing buildings, and newer construction built as part of urban renewal. The trend of renewal is expected to continue in the coming decades, which is expected to bring many residents to residential towers.

Places 3 to <>: <> Haifa neighborhoods

3 Haifa neighborhoods occupy the 7th-9th places on the list, with the Ahuza neighborhood in 7th place, Carmel Center in 8th place, and Neve Sha'anan in 9th place.

Ahuza is an old and sought-after neighborhood on the Carmel ridge that was established in the 20s, and soon became a suburb of Haifa. The neighborhood's streets wind from the central Moriah axis to the east and west, and residents get a view of Haifa Bay or Carmel Beach, depending on the location of the house. The Carmel Center neighborhood is centrally located on the Carmel ridge. The neighborhood is accessible by public transportation both because of the many bus lines that pass through it and because of the Carmelit station. The neighborhood has many commercial, entertainment and cultural centers, including the Cinematheque and the Municipal Auditorium, as well as Gan HaEm with a small zoo. Construction in the neighborhood is generally low, and is expected to remain so in the future.

Neve Sha'anan neighborhood is one of the oldest and largest neighborhoods in Haifa and stands out in the Haifa landscape for being flat and easy to walk. Settlement began in the 20s around Trumpeldor, Galilee and Hanita streets, and over the years the neighborhood developed from these nuclei and became a large and continuous neighborhood.

Therefore, you will find different building styles and a diverse population mix - veterans and immigrants, secular and ultra-Orthodox, apartment owners and students living in shared apartments. The proximity to the Technion and the abundance of commerce and entertainment venues make it particularly attractive for young people and students, and the demand for rentals in the neighborhood is skyrocketing.

However, this year we see that Haifa is also attracting increasing interest, with no less than four neighborhoods in the top ten, with the new addition to the top ten being Neve Sha'anan. In general, with the exception of neighborhoods in Tel Aviv and Ahuza in Haifa, the neighborhoods that are concentrating most of the interest this year are mainly middle-class neighborhoods or neighborhoods that are undergoing a very massive process of change and renewal, on their way to becoming so."
