A revolution in Haifa: a new neighborhood will offer hundreds of apartments along the beach - voila! Real estate

Out of the 1,300 housing units, the plan includes about 200 hotel rooms and about 250 sheltered housing units. Most of the military buildings in its territory will be demolished and the new neighborhood built in their place.

Dreaming of living by the sea?

We have news for you: the huge plan of the Israel Land Authority and the Haifa Municipality to establish a residential neighborhood along the seashore in Bat Galim is underway, after being approved by the district committee.



The plan deals with the establishment of a touristic coastal residential neighborhood of approximately 1,300 housing units instead of the vacated Navy training base in the Bat Galim neighborhood in Haifa, and covers approximately 162 dunams.

The plan will open up an urban seafront and build a mixed-use residential neighborhood with about 13,300 square meters for commerce and employment, a school, kindergartens, a new beach park and a continuous promenade along the Haifa coastline.



Out of the 1,300 housing units, the plan includes about 200 hotel rooms and about 250 sheltered housing units.

The construction will be phased: textured construction of 4-7 storey residential buildings at the interface with the Bat Galim neighborhood that integrate into the existing construction, up to high-rise construction of 22 and 25 storeys at the interface with the Rambam complex and the medical school to the east.

The plan proposes the establishment of a mixed-use residential neighborhood between the old Bat Galim neighborhood and the Rambam Hospital area, and includes urban renewal of the existing neighborhood and its development.

The project is located in the Bat Galim neighborhood in continuity with Haifa's urban sea front and the continuation of the 'Aharon Rosenfeld' wharf and its borders are the coastline to the north, Efron St. and the Rambam Hospital complex to the east, Aliya II St. to the south and Sherel Lutz St. to the west.



The uniqueness of the program is an innovative urban infrastructure in a mix of uses and planning that merges the city and the sea.

The new street network will open the view to the sea, the traffic and the passage to the beach, will continue the array of existing streets in the Bat Galim neighborhood from west to east and the promenade and will create connectivity from the south of the city to the waterfront.

The street infrastructure is geared towards pedestrians, bicycles and public transportation and offers a connection within walking distance to main transportation and public transportation routes (about 200 m from the train station, about 350 m from Hagana Blvd.-Route 4 and the Matron line that runs through the second Aliya St.) and the neighborhoods of Kiryat Eliezer and Kiryat The renewed Eliyahu.



Most of the military buildings in its territory will be demolished and the new neighborhood will be built in their place, with the exception of new buildings that will serve the general public in the future.

A number of mandatory barracks located in the program are intended for preservation as historical buildings of the military base that was established there since the mandate period.

Einav Ringler, Director of the Senior Division for Planning and Projects at the Israel Land Authority, welcomed the decision to approve the plan and noted that "the new neighborhood that will be built with a sea front includes 1,300 units in a diverse mix as well as a mix of commercial and employment uses, public buildings, open public spaces and a beach promenade.

The complex is an example of optimal land utilization and will connect the old Bat Galim neighborhood, the Rambam Hospital and the beach with the help of a walking street infrastructure and extensive public transportation."



The chairman of the Haifa district committee, Ruthi Shortz: "The plan enables the evacuation of the military camp in the Bat Galim neighborhood and proposes the opening of the neighborhood to the sea strip while creating a living and vibrant urban space with an appropriate mix of public and commercial uses."



Haifa district planner in the planning administration, Ronen Segal: "This is a plan that is real news for the city of Haifa that will allow for the establishment of a high-quality residential neighborhood along with a significant extension and expansion of the urban sea front for the benefit of all residents of the city and the region.

The neighborhood will benefit from proximity to extensive public institutions, open public spaces and accessibility to high-quality public transportation in light of its proximity to the train and Metro lines that pass through the area."



The plan was designed by the office of Darman Varbakel Architecture, the project management by A. Horowitz Engineers in collaboration with Nir Ben Simon - planner of the Haifa area at the Israel Land Authority.
