Real estate: life annuity sale gets a facelift with Livsty

By proposing to abolish the annuity payable from the device for life buyers, Livsty intends to seduce investors in this market


They are young and have entered an area that does not really correspond to their generation: life. Grégoire Berger, 31, and Harold Chambriard, 28, are revolutionizing this system by changing the rules of the game with Livsty. The company, located a stone's throw from the Champs-Élysées, in the 8th district, offers an original solution to satisfy investors and owners. Three-quarters of these are in Ile-de-France.

Traditionally, the life annuity is financed in two ways: a bouquet and an annuity. The first corresponds to a percentage of the value of the housing paid to the seller by the buyer, which is generally around 30% of the selling price of the property. The second is a form of rent paid monthly to the owner. But this system can be very expensive. In the 1990s, the buyers of the apartment of Jeanne Calment, dean of humanity, could testify to it.

A bigger bouquet, but… the absence of rent to pay

Livsty therefore offers to reassure everyone by simplifying the process: a much larger bouquet (between 50 to 70% of the value of the property depending on the age of the owner) but no income. This would ensure for investors, according to the founders, "a return of 6 to 8% per year".

"Everyone wins," says Grégoire Berger. Investors are less cautious because they know they will not be paying annuities for years and the owner immediately receives a large sum. "

But the practical aspects are quite discouraging. "Few real estate agencies and even fewer insurance companies really know the details of the life annuity," continues the young designer. For seniors, facing obstacles, there are many discouragements. We wanted to simplify all of this. Livsty promises a single visit to the property and a sale made in three months against several visits and an operation which takes on average three years in the case of a traditional life annuity.

Several buyers can position themselves

For investors, everything must be clear. The minimum entry ticket is 1,000 euros and the investment cannot exceed 20% of the value of the property. But the average is rather around 7,000 euros. "The customer becomes the owner of part of the property according to the amount spent and once it is sold, he pockets the percentage with the updated price," said Grégoire Berger. It is also possible to participate in the financing of several properties on the site and to resell its shares, before the deadline, after two years if a buyer is found.

As for the bouquet, it is calculated relative to the value of the apartment and the age of the owner taking into account the INSEE statistics on life expectancy (79.8 years for men and 85.7 years for women in 2019). The older the owner, the higher the bouquet. The company is remunerated like a conventional agency by taking a commission on the resale of the property.

The duo are convinced that this is a market of the future. This is because it is still a niche, ie 1% of transactions today, but also because 70% of retirees own their homes. The market is therefore gigantic, especially with the arrival of the boomer grandpas. For the moment, Livsty is managing around twenty projects with around a hundred investors.

For sellers, the opportunity to recover a larger sum

Didier is 68 years old. Twenty years ago, he acquired a studio in Saint-Sulpice, in the 6th arrondissement. "I don't live there and I rent it," he says. I don't have a big retirement so it helps me to make ends meet. ” But not enough for his taste "to please me". He therefore decided to sell his accommodation in Livsty and received 200,000 euros.

But it is sure that we should not wait for an immediate return on investment. It should really be seen as a long-term investment. ” Thibault hopes to obtain a rate of return between 5% and 8% annually.

Extending the lifespan has two consequences: pension management and / or donations. It is by reflecting on these two issues that Grégoire Berger and Harold Chambriard developed their arguments.

"Using our services allows owners who have low pensions to obtain a significant sum immediately," explains the latter. And if the pension is sufficient, the life annuity will allow them to make donations during their lifetime which is smarter fiscally speaking (100,000 euros per child not taxed every 15 years). "

“In addition, it is more interesting to give this sum when young adults need it than when they are already well established, knowing that on average one receives a inheritance at 65 years. "
