Tegernsee - A luxurious health hotel with 134 rooms and 270 beds as well as 50 staff rooms, chalets on Olaf-Gulbransson-Straße and a wellness area on the terraced slope, the physician and entrepreneur Andreas Greither wants to make his previous hotel Westerhof above Lake Tegernsee. "After eleven years," as Mayor Johannes Hagn (CSU) remarked before head of building authority Bettina Koch added that it was the longest development plan procedure that had ever existed in the city.

"The city council has repeatedly made it clear that he supports this project," Koch said in advance of her explanations. Three public interpretations of the development plan would have led to a number of optimizations in terms of nature conservation and to new reports. However, the statements on the third and last interpretation between August and October 2019 did not lead to fundamentally new considerations, said Koch.

It summarized the statements made by the authorities. It talked about the compatibility of the project with the surrounding residential buildings and about a judicial neighborhood dispute, the required expansion of Olaf-Gulbransson-Straße and the negative impact of the project on theNeureuthstrasse. Contractually agreed that Greither has to tackle the expansion of the access road before the hotel is built, says Koch. It was also about ecological compensation, protection of species, the outflow of rainwater via rainwater retention basins and georisks.

Around 50 private individuals protest against the project. Due to the large scope, Koch was only able to summarize her criticisms and the prepared considerations of the city. Among other things, deficits in landscape maintenance matters, fillings and excavations are criticized. The neighbors make their consternation clear and fear that the buildings will look like "foreign bodies". They demand that the plan be reduced as much as possible. The private individuals criticize the "unrealistic" operating concept, the parking space concept and the development. They also fear that the construction will have a negative impact on slope stability and that noise protection will be too small. In its assessment, the city considers the burdens to be "justifiable", even if it is aware of the intervention.

The Tegernsee Valley Protection Association has also protested.

Peter Schiffmann (FWG), who will no longer be represented on the city council in the future, thought it was "great that something happens". However, he rejected the project as it is now planned: "It is a few sizes too big for me and too much to the max." The visualization, which shows a huge crossbar, did the rest. Laura Mandl (SPD), who will also no longer be at the council table in the future, made her rejection so clear: This "gigantic project" contradicts the goals of gentle tourism. "Regardless of the facts, the project is too big for me", the resigning Martina Niggl-Fisser (BürgerListe) justified her rejection. In view of the long planning and a “hotel box” that might already be standing, Thomas Mandl (SPD) dared to experiment: “Wouldn't this building be ruinous now in corona times?”

The resigning Norbert Schußmann (CSU) considered the project “tolerable” at this point, even if it will not be overlooked. To critical neighbors, he said: "You too once built up the open meadows there." Peter Friedrich Sieben (FWG), also at the council table for the last time, found it tiresome to read the same facts again and again. "They should count now." They do that too: The majority of four votes were used to put an end point under the development plan. It is approved.
