Why IFI May Cost You More This Year

OUR ADVICE - Beware of misstatements in matters of declaration. Those who have housed their main residence in a real estate civil society (SCI) are not entitled to the 30% abatement, according to a recent decision of the Constitutional Council.


This is bad news for those who are preparing to declare their property wealth tax (IFI). They may have to pay more. Taxpayers typically apply a 30% discount on the value of their principal residence. This reduction has the effect of lowering the tax base. It can allow tax to be avoided, the triggering threshold of which is set at 1.3 million euros, or reduce the bill. At the start of the year, the Constitutional Council clearly came to limit the terms of this discount. Individuals who have housed the house or apartment they occupy in a real estate company (SCI) cannot claim this reduction.
