The local council discussed enlargement of housing and densification. The starting point was a pediment with which a house owner wants to gain living space.

Weyarn– The new members of the Weyarn municipal council also bring new perspectives to the committee. When it comes to enlarging living space through densification, for example, some see more scope to meet the wishes of builders. That became clear at the recent meeting.

The starting point was a pediment with which a house owner in Großseeham wanted to gain living space - in addition to the roof extension. Mayor Leonhard Wöhr (CSU) said that the old town council had found such pediments good as a practical option when advising on housing densification - also in consultation with the district office. However, it should always be decided in individual cases whether such a pediment would fit with the surrounding buildings and in terms of size, so the decision made at the time.

In the specific case, the construction committee approved two changes to the plans in Großseeham, said Wöhr. The ridge of the cross gable should be 30 centimeters lower than that of the main roof. The applicant had requested it at the same height, since this has a decisive influence on the size of the living space in a mansard. In addition, the committee found the roof stem on the pediment too large. This is planned with 70 centimeters, the construction committee pleaded for half. The reason for the desired changes is that the extension, as planned by the applicant, "does not appear to be subordinate to the main building", Wöhr quoted from the recommendation of the building committee. And that was the guideline of the old municipal council: the extension should be subordinate to the main building.

Philipp Eikerling (Greens) asked why this should be the case. Florian Holzmann-Penzenstadler (CSU) also expressed his understanding of the builder: “He spends a lot of money. I understand that he wants to create as much living space as possible. ”In addition, each application should be assessed individually. It had already been mentioned before that this extension was not visible due to its location. Second mayor Franz Demmelmeier (SPD) and Georg Grabichler (CSU) warned against setting a precedent. "We have to be careful not to get it on our feet," said Grabichler. Hans Holzinger (FWG) argued that the building contractor was now coming with a quick decision, because he was waiting for approval and had implemented the changes proposed by the committee in a second planning. Albert Huber (UWG) wanted to have stated that each application would also be assessed individually in the future and that, for example, the requirement that the ridge of a transverse or standing gable be 30 centimeters lower than that of the house roof would not become standard.

The Seehamer home owner must accept this change. After a long discussion, the majority voted with 15: 2 that the standing gable ridge should be 30 centimeters lower than originally requested. However, the house owner can build the roof porch as desired: with 70 centimeters instead of the 35 centimeters desired by the building committee. (cmh)
