In recent years, more and more real estate companies are opening an example apartment in new projects that they market to apartment buyers. These apartments have become a winning marketing tool, which on the one hand helps the company market the project and on the other comes to help apartment buyers and get an impression of the apartment they are considering buying.

Sample apartment tours have over the years become an enhanced experience for the end customer, and developers are investing a lot of money in order to bring the plans to a coveted reality. "There is no substitute for a sample apartment and an eye-catcher, in order to allow potential buyers to illustrate the product they are about to purchase," notes Avi Tzarfati, vice president of French Shimon. "The sample apartment allows buyers to take an experiential tour, which helps them make a decision."

A sample apartment helps clients in perceiving the physical space much better than reviewing the apartment plans on paper, or visiting an identical apartment that is not furnished. This allows a closer look at the common and private spaces, examining options for dressing the apartment, including furniture, kitchen, cladding and sanitary ware. This is a living example of a design proposal for space.

The location of the apartment as part of the building which is in the construction stages provides a great place look for the buyers. This way you can be impressed by the immediate surroundings, what the neighborhood has to offer and even the view from the balcony.

The perfect experience

French company Shimon recently opened a model apartment in a French project in Psagot, which it markets in the Pisgat Ze'ev neighborhood of Jerusalem. The apartment is fully designed and furnished, including electrical appliances, in a design aimed at the latest living experience of an average Israeli family. The 5-room apartment is 119 sq.m. with a 14.5 sq.m. sun terrace.

The apartment was designed by interior designer Shai Ohana, owner of the furniture company Metlika. "Today buyers of apartments are exposed to top designers, TV design programs, design articles and trends and content on various websites, and they would like to live in a museum apartment that looks like it came out of a catalog. When I came to dress the apartment, I examined the spaces and imagined an average young family with 3 children looking for a warm home. "Loving and inviting. This is the design line that guided me."

Ohana notes that the apartment is characterized by spacious and open public spaces between the kitchen, dining area, living room and to the balcony. "I chose a minimalist design and a classic combination, while maintaining softness, warmth and the use of natural materials. The living space is designed with clean lines and equipped with a selection of items in an eclectic style, stone tones and light pastel shades, to create a sense of calm and pleasant homely atmosphere. And conveys to buyers the real and perfect experience, before they close the deal. "

A French project at the summit is in advanced construction and is located on Amichai Feiglin Street at the entrance to the Pisgat Ze'ev neighborhood. The project includes 92 apartments in 4 low-rise buildings of 6-8 floors above 3 floors of an underground parking lot.

This is the most sought after location in the neighborhood, with high accessibility to Highway 90 and the light rail line, and within walking distance of educational, cultural, recreational, leisure, synagogue and a spacious green park with fitness and amusement facilities for children.

"In our experience, the model apartment is proving itself in many projects, so we chose to incorporate it this time as well," says Sarfati. "Many customers have told us that it helps them advance the purchase process, alleviates many concerns from the process and helps them make an informed decision when it comes to signing the purchase contract."

He emphasizes that the model apartment is based on the existing standard in the entire project, which is high and upgraded in itself and without internal changes.

"Many customers prefer to purchase the model apartment itself, and save themselves the hassle and also the costs of designing and choosing the furniture, as well as the need to set foot in shops and showrooms," reveals a Frenchman. "We constitute a large purchasing power in front of the design and furniture stores much more than a single consumer, and this means financial savings for buyers of 20-30% of the cost of the contents. Buyers can bring a suitcase with them and move into an example apartment today."
