Hotel project guesswork

An ominous real estate advertisement, allegedly open lease payments and unfulfilled claims by the Waakirchen community are fueling rumors about the entrepreneur Karl-Heinz Krutz, operator of the Piesenkam golf course. Despite many inquiries, questions remain unanswered.

A few days ago the planned hotel project of the KG golf course in Krottenthal appeared in the online portal immowelt - with a detailed description of the property and a purchase price of two million euros. Westend Real Estate Ltd. called in Berlin. Does Karl-Heinz Krutz, Managing Director of KG Golf Course, want to get rid of his hotel project? When he's on the home stretch as far as approval is concerned. According to Sophie Stadler, spokeswoman for the Miesbach district office, the building permit will be delivered these days after the last unclear issues about fire protection and sewage disposal have been clarified. Krutz has to build an independent cistern for his project as well as a small sewage treatment plant for which a water law procedure is still ongoing. "We assume that Mr. Krutz will implement the hotel project," says Waakirchen's mayor Norbert Kerkel. In November 2019, the municipal council approved six buildings with 116 rooms and an underground car park on an area of ​​around 4,000 square meters in the Krottenthal industrial park. There is talk of an investment cost of 30 million euros. Apart from accommodation prices below 100 euros, he wants to set up a shuttle service to the golf course and offer complete packages for golfers, said Krutz about his project.

Then why the ad? "I don't know about anything", the entrepreneur says when asked and asserts: "That was not commissioned by me."

Then who is responsible? Are scammers trying to get into business? Nicola Kloss, who is named as the contact person for the property, is neither ready to make a statement nor to make further contact. Daniel Raumer, PR manager at immowelt, admits that there are cases of fraud, albeit a very low number compared to the several thousand objects that are advertised every day. “Stolen texts and images from real estate are used to place fake advertisements,” explains the spokesman. Although a security team is busy fighting fraud, he advises those affected to report to the police.

Sebastian Hiergeist from Gmund knows the problem. He, too, saw himself delivered to “bogus” advertisements. “Anyone who wanted to get more detailed information had to pay,” recalls Hiergeist. The current case of the hotel project makes him suspicious.

Piesenkam golf course: Farmer raises allegation

Meanwhile there is talk that Krutz owes a farmer in Piesenkam rent payments. The person concerned, who does not want to be named, speaks of 2500 euros, which he should have received every month since April. "I need the money to secure my business," emphasizes the farmer and reports that he is not the only one of the ten or so land tenants who have problems with payments. "Mr. Krutz should meet his obligations," demands the farmer, who is even considering giving the golf course operator the property notice, should renewed talks these days bring nothing. "It is not understandable that he is making the cheap Jakob at the expense of us farmers," says the person concerned with regard to cheap attractiveness offers for golfers that Krutz advertises.

Then there is the problem of the water supply. So far the golf area has been supplied with water from the Piesenkamer pipe. "In a conversation 14 days ago, Mr. Krutz assured us that he no longer needs our water," reports town hall chief Kerkel. "We take him at his word and have ordered that the municipal water supply be shut down." The trigger for the conversation was actually the required but not yet realized underpass under the district road MB 6. In the meantime, Krutz has given an assurance that this requirement will not be met until the end of the season.

It remains exciting. Especially since the said advertisement was removed yesterday from the "Property purchases" section on the immowelt online portal. However, it can still be found under “Investment properties”. A well-known real estate office at Tegernsee is named as contact. When asked, they confirm that they are initially developing the hotel property together with Mr. Krutz and that they will continue to be commissioned to sell it.
