Rental street recruitment is still half effective

The Kwai Chung Residents Alliance announced today (3rd) that they collected 42 unduplicated street recruitments for rental units in Kwai Chung from August 10 to September 10. Among them, 10 street posters could not be contacted, and 11 of the units on street posters were actually rented out but still posted. In other words, only 50% of them were able to obtain valid rental information through street posters.

The group successfully contacted 32 renters, of which 21 were landlords and 11 were real estate agents. Only half of them were unwilling to respond to the deposit and the amount of the previous period on the phone and asked the tenant to meet in person for detailed discussion.

The results of the survey showed that 12 property owners only received a one-month deposit, while more than half of the 11 real estate agents received two-month deposits.

Mr. Kaifang Liang said that the content of the rent promotion is false, such as the saleable area of ​​the unit is more than 10 square feet smaller than that described by the street. The group stated that at present, real estate agencies generally tend to charge "two-clicks and one up" to ensure the financial ability of tenants and protect the rights of listing owners. However, it is a heavy burden for grassroots families and has to deal with huge relocation fees and real estate. Intermediary commissions, etc., the cost of renting a house is higher than through direct contact with the landlord.

The group suggested that the government formulate guidelines to increase the transparency of leasing and supervision and publicity. The saleable area of ​​the unit, the rent deposit fee, and the identity of the renter must be clearly listed. Long-term recommendations are to establish a statutory standard tenancy agreement to protect the tenancy relationship between the landlord and the tenant.
