At the top of the most sought-after districts, arrive the Village and Chauffour, in the north of the city, where the price per square meter (m 2) is over 2,700 euros, according to our partner Best Agents.

An attraction linked to the suburban character of the area, but also to the proximity of the Sarcelles-Saint-Brice station, where the H line of the transilien stops, and the presence of a popular establishment: the Saint-Rosaire school.

“In Chauffour, the first prize for a classic house with three bedrooms and a plot of 400 m² is 330,000-350,000 euros”, continues Jean Salman.

But prices can climb to 440,000, or even 500,000 euros for goods located near the station.

One finds Boulevard du Général-de-Gaulle and in the adjacent streets of the buildings of beautiful appearance… but the signs "for sale" are rare.

In the district of Sarcelles-St-Brice station, house prices can climb up to 500,000 euros.

According to the agent, the renovation of the Village sector, with the improvement of the tracks and a certain modernization, created dynamism and attracted developers.

"More than 700 new homes will be built in the city until 2022", slips the professional.

Several new programs are emerging from the ground in the city center.

The further south you go, the more the prices drop.

This is where we find the large complexes and the second station serving the city: Garges-Sarcelles, with the RER D and the T5 tram.

For example, a three-room apartment will cost between 160,000 and 170,000 euros in the Village, against 70-80,000 euros for the first prizes at Les Lochères.

Here, the price per m² is less than 2,100 euros according to Best Agents.

But the high amount of charges, which can go up to 380 euros per month, dissuades a lot of buyers, according to Eddy Bajic, director of the Century 21 agency. A situation linked to the many unpaid debts that affect certain degraded condominiums.

Who are the buyers?

“Many are from the sector.

There are tenants who come from Gonesse who want to become owners.

We don't have a lot of people from outside.

The only ones in this case are investors because it is rented very well, ”rebounds Jean Salman.

Jean Salman believes that the new programs will be a game-changer and attract new residents.

Unlike his colleague, Jemil Ozkur considers Sarcelles as a postponement market: “We have external clients that we did not have before.

These are those who cannot find accommodation in Saint-Denis, Aubervilliers because it is too expensive ”.

Consequence: there are more buyers and less means of negotiation.

"The prices are high, the rates for borrowing are low ... To sell, it's now," said Eddy Bajic, director of the Century 21 agency in Sarcelles.

The latter confirms the attractiveness of Sarcelles, one of the towns in Val-d'Oise where prices are the lowest: “The buyers are mostly locals or they have a link with the town through family or job.

But for the past two years, I have had a few people from outside: a woman from Alfortville who was able to buy a pavilion, people from Gennevilliers (Hauts-de-Seine), a few Parisians… ”he continues.

He doesn't believe in soaring prices.

“We are in a city with a majority of employees.

I think the prices will remain stable.

In one year, prices have increased by 4.2% according to Best Agents.
