The city of Wolfratshausen has designated a new commercial space.

Christian von Stülpnagel, chairman of the Wolfratshausen Economic Area Business Association, welcomes the decision.

Wolfratshausen – Crises, wars, inflation, slump in consumption: the German economic engine is stuttering.

According to the Federal Statistical Office in Wiesbaden, gross domestic product fell by 0.3 percent last year compared to 2022. Many economists do not believe in a timely recovery.

“We are in a recession,” states Christian von Stülpnagel, chairman of the Wolfratshausen Economic Area Business Association (UWW).

“And we will probably slip even deeper.” The UWW was founded 50 years ago this year and currently has almost 120 members from Wolfratshausen and the surrounding area.

Since 2012, the chairman has been called von Stülpnagel, owner and managing director of eg-electronics GmbH, based in Loisachstadt.

In an interview with our newspaper, the UWW boss recalled the Corona crisis, the Russian army's attack on the neighboring country in February 2022, the conflict in the Middle East and the significantly increased energy and food prices.

Rampant inflation and high loan interest rates are reducing the desire to invest and are slowing down the construction industry.

The creation of affordable housing “is currently out of the question,” says von Stülpnagel.

He has this information first hand; the 70-year-old is chairman of the supervisory board of the Wolfratshausen building cooperative (BG).

So far, the cooperative has “built like crazy”, but like the BG board led by Britta Wurm, the chairman of the supervisory board also emphasizes: “As long as the building cooperative or the StäWo, the municipal housing association, are not offered cheap properties, nothing will happen in the next few years. “

We need women and men who pitch in, who work in production, who stand at the machine or in the bakery.

Politics sets the guardrails and creates the framework conditions for the economy.

According to the Wolfratshauser, this is apparently not entirely clear to the traffic light government in Berlin: “Decisions are made without considering the consequences.” As an example, he cites the new Building Energy Act, which came into force on January 1st, commonly known as the Heating Act mentioned, and the subsidy cuts for agricultural diesel.

The federal government has caused “uncertainty” in the economy, and in his opinion, politics has now become “very distant from the citizens”.

A thorn in the side of Stülpnagel, like many UWW members, including global players, medium-sized companies, small craft companies and service providers, is the excessive bureaucracy.

It was often announced that the ax would be laid on “ever new regulations, standards, documentation and labeling requirements as well as implementing regulations”.

“Crafts have golden soil,” there is still a kernel of truth in this saying.

“We not only need women and men who do office jobs in the home office,” but we also need those “who get involved, who work in production, who stand at the machine or in the bakery.” What it is, in the opinion of the What entrepreneurs don't need, by the way, are corporate managers whose annual salaries are beyond the two million euro limit “plus bonus payments”.

Von Stülpnagel advises against increasing the trade tax

The fact that here and there municipalities are thinking about increasing trade taxes due to an empty city coffers “is old hat,” says von Stülpnagel.

In these times, he strongly advises the city of Wolfratshausen not to “turn this screw, it doesn’t make sense at the moment.”

On the other hand, trade tax is not a knock-out criterion if a company has to answer the location question.

“As a rule, it doesn't kill a business.” But the UWW chairman points out: The city collects a considerable sum through income tax - this year, Wolfratshausen's treasurer Peter Schöfmann is expecting more than 16 million euros.

Short addition on the subject of trade tax (Treasurer Schöfmann and Mayor Klaus Heilinglechner expect a good 13 million euros this year): “Yes, we have to pay the tax, that’s okay,” says von Stülpnagel.

In other words: For the money, “we expect, among other things, good infrastructure, including good roads, parking spaces and fast internet.”

The UWW boss had so far made a prayer-wheel-like demand that the rafting town designate new commercial space.

This has now happened: The “An der Loisach” business park north of the motorway access road is growing, and the municipality is looking for a buyer for a property measuring more than 14,000 square meters (see info box below).

“Thank God, this is the right decision,” says von Stülpnagel.

“A manufacturing company would be desirable,” said the 70-year-old, referring to the aviation company Sitec, which settled in Bad Tölz a few years ago.

It is now one of the largest employers in the district town.

Another sentence about the whole of the Republic: “If the economy relied on politics, we would be deserted,” summarizes von Stülpnagel.

City offers commercial property for sale

The original plans fell through: no new dementia center will be built on the area between Mayor-Finsterwalder-Ring and State Road 2370 in the north of the “An der Loisach” business park.

As reported, the municipality originally purchased the property for this purpose.

Now the city wants to sell it on.

This is commercial property for which a development plan is to be drawn up.

“The decision to draw up a development plan has already been made for the as yet undeveloped property, which designates the property as a commercial area.

The possible area to be built on should be around 11,000 square meters,” said Mayor Klaus Heilinglechner in an announcement.

The entire area has an area of ​​around 14,300 square meters.

The municipality will accept purchase offers until February 5th.

“The purchase offer must include a description of the use and the planned gross floor area to be built,” says Heilinglechner.
