The community of Neuried is facing an extremely difficult year.

In view of empty coffers, huge debts and a high district levy, the motto is: save, save, save.

- The next few weeks are likely to be groundbreaking for the north town center, as the community is awaiting the answer from Kollmann Consulting.

The company determines for the community what ground rent can be achieved for the property.

This must be at least above four percent if the model is to be pursued further, says Mayor Harald Zipfel.

Otherwise, a sale, which the local council has so far rejected, will be up for discussion again.

In view of the tense financial situation, the district office would also favor this, said Zipfel.

A sale could bring 14 to 15 million euros into the municipal coffers.

South town center

There are new perspectives for the implementation of the plans for the south town center.

In order to develop the approximately 4,400 square meter corner plot between Gautinger and Planegger Strasse with businesses and apartments, the so-called red house and an apartment building would have to be demolished.

According to the latest considerations, replacement apartments could be built for the tenants of the 14 residential units on the western edge of the town in the former strawberry field on Gautinger Straße.

Both areas, the property in the southern town center and the former strawberry field, are owned by the same community of heirs.

As part of a development, the community could also create accommodation for around 80 refugees.

According to Harald Zipfel, the district office is putting massive pressure on this.

Since the municipality does not meet its allocation quota, there may even be a risk that the hall will be occupied.

Because the flow of refugees does not stop: According to information from the mayor, two buses with around 100 people come to the Munich district every week.

There are currently 138 refugees accommodated in Neuried.

The next step would be for the owners of the former strawberry field to sit down at a table with the district office, says Zipfel.

Projects

The tense financial situation leaves the community little room for maneuver this year.

In view of 17 million euros in debt, personnel costs of 10 million euros and a district levy of around 12 million euros, no major projects are planned, with a few exceptions.

However, the road renovation at the central intersection should finally be tackled.

A first tender last year was canceled because the offers from two companies were 60 percent higher than the estimated costs of around 430,000 euros.

The project will be put out to tender again in the next few weeks.

In addition to renewing the road, the municipality wants to make the bus stop in front of the building authority barrier-free and abolish the turning lane from the state road into Gautinger Straße in favor of a safe cycle path.

The state building authority will cover around 120,000 euros of the costs.

The road and sewer renovation on Eichenstrasse and Kiefernstrasse is also planned for 1.3 million euros.

This is also necessary because Christl Holding GmbH & Co. KG wants to get started this year and build a four-story car dealership with a repair shop as well as a plumbing and paint shop at Kiefernstrasse 21 to 23.

The heat planning for Neuried is to be pushed forward this year.

Among other things, with the aim of determining the needs for the town center, for the high-rise buildings on Ammerseestrasse, for the Karwendel settlement and the commercial area.

Offers have been received from three engineering firms.

With regard to the local heating supply for the town center, the municipality has taken the first steps and carried out a test drilling to test the fertility of the groundwater near Falkenweg.

50 to 60 liters per second could be pumped.

Four times better results are expected from a possible second drilling near the cemetery.

The municipality is working with the housing company Vonovia to provide local heating for the town center.

One energy source for which the planning has already been decided are the six wind turbines in Forstenrieder Park, which the municipality is known to want to set up together with Pullach, Baierbrunn and Schäftlarn.

Building permits should be issued this year.

Zipfel announced that the municipality will hold an information event for citizens in the second half of February.

The compensation areas for the wind turbines, of which Neuried has to designate around 2,500 to 3,000 square meters, as well as the substation are currently causing problems.

Bayernwerke would not be able to implement this in a timely manner, says Harald Zipfel and admits: “We didn’t imagine it would be so complicated.”

In order to calm traffic on State Road 2344, the municipality will update the noise action plan this year.

The new planning of Forstenrieder Straße, which is to be narrowed to one lane in each direction, has been commissioned, says Zipfel.

In addition, at the request of the State Building Authority as the construction authority, it must be examined whether the traffic flow is functioning.

In the area between Haderner Winkel and Ammerseestraße, a speed limit of 30 km/h is planned during the day and at night.

In addition, it should be analyzed where danger points could arise, for example in intersection areas when drivers, cyclists and pedestrians meet.

Mayor Zipfel hopes that a finished concept will be available by the middle of the year.

A trial run will be carried out to test whether the planned traffic calming measures are effective.

According to the mayor, noise pollution for citizens should be reduced in the future either by driving at 30 km/h on the state highway or by installing quiet asphalt.
