The Hausham local council has issued a new change ban for the area around the former vaccination center.

The initial reception center still remains an issue for the district office.

- There was still no talk of a possible initial reception facility when the Hausham local council decided to draw up a development plan for the area along Alte Miesbacher Straße at the end of January 2022.

On the contrary: At this point in time, operations at the vaccination center housed in the former car dealership were still running at full speed.

Nevertheless, the local councils already recognized the need to ensure the preservation of the coexistence of commercial and residential areas in the area through planning.

They underpinned this by issuing a change ban.

This would now expire after two years.

After the clear rejection of the establishment of an initial reception facility for refugees in the vaccination center, which has been empty since the beginning of 2023, at the December meeting of the local council, Alte Miesbacher Straße was now back on the agenda.

According to Mayor Jens Zangenfeind (FWG), there is no direct connection between the two topics.

Blocks on changes are generally limited to two years.

Since not much has happened in terms of planning since January 2022, it is advisable to freeze the current status again until the area between Alte Miesbacher Straße, Müller am Kasten, Kasten and Friedhofsstraße is re-planned.

After the municipality sought legal advice, it came to the conclusion that a new version of the establishment decision, including a new ban on changes, would be safer than simply extending the deadline by another year, explained Zangenfeind.

However, the mayor said there were no significant changes to the draft development plan.

The goals were simply defined a little more precisely and justified in more detail.

In the meantime, concrete requests for expansion in the existing business have arisen, which we want to take into account.

Because of ongoing discussions, Zangenfeind does not want to go into detail when asked.

However, the projects would be easily reflected in the urban area already defined in the 2022 resolution.

Compared to traditional mixed areas, this has the charm of allowing more flexibility in the relationship between residential and commercial areas, explained the town hall boss.

Conflict-free coexistence between residential and commercial areas

As can be seen from the draft resolution, the existing commercial enterprises should be preserved and at the same time “moderate densification” should be made possible - while at the same time avoiding possible conflicts between the two forms of use.

“Due to the location directly along the railway line, the good accessibility from the state road and the noise emissions, the administration believes that the planning area is still suitable not only for residential use but also for the establishment of small to medium-sized commercial businesses,” says the presentation.

The local councilors unanimously approved the new version and the resulting new enactment of the change ban.

Initial reception facility for the district office is not yet off the table

What remains to be seen is what will happen to the former vaccination center.

In any case, when asked by our newspaper, the district office let it be known that the initial reception center is not yet off the table despite the local council's rejection.

The accommodation situation in the district is still very tense, says press spokeswoman Sabine Kirchmair.

For this reason, “the implementation of all conceivable projects will continue to be pushed forward”.

This also applies to the possible initial reception facility in the empty vaccination center: “Due to the enormous urgency of implementing projects like the one in Hausham, we of course have to examine all the options available to the Free State of Bavaria as a developer,” says Kirchmair.

However, a final statement cannot yet be made on this.
