Storage rooms, a bicycle room, a laundry room and a technical room are planned here. Storage rooms are also provided in two smaller apartments for one or two people. Each residence has a terrace or balcony. The community wants to create a total of 889 square meters of living space on the site. In a place where the existing buildings “can actually no longer be renovated anyway,” as Mayor Andreas Rödl (CSU) emphasizes.

Rental prices under ten euros per square meter

According to current calculations, the construction costs would total around four million euros. As of now, the municipality plans to set rental prices between 7.96 and 9.30 euros per square meter. “In view of the skyrocketing construction costs, I find it astonishing that we can offer such a reasonable rental price,” emphasizes the town hall boss. “I hope it stays that way.”

The designs take into account a public passage on the property - for connection to the village. And a small play area. “It doesn’t have to be anything big, it could be a swing and a slide, for example,” explained Mayr. We are also not talking about a public area. “But we have to offer something.” These are requirements for municipal housing construction.

The building authority has already discussed the floor plans shown with the government of Upper Bavaria. “They were considered eligible for funding.” An application for a preliminary decision for the project is currently pending with the Garmisch-Partenkirchen district office. If this is approved, the administration can submit the official application for funding and request an “early start of measures”. This means: The municipality creates a functional tender, summarizes which building materials it would like to work with, what it has in mind and can initiate the award process.

Rödl hopes that things will continue to progress. He describes the project as a “project close to his heart” and would like to be able to implement it quickly after the long and intensive planning. Construction is currently scheduled for next year, with completion scheduled for the end of 2025. Architect Mayr also emphasizes: “We want to reach our goal as quickly as possible.”
