The report, with which the homeland of Stuart Eves is officially doomed, has 40 pages.
The Brit brought it with him and is holding the paper with pointed fingers while he reads.
The document was written on behalf of the county government in Gwynedd and deals with the place Fairbourne on the Welsh coast.
In the coming years, writes the government, a relocation is planned.
He, Stuart Eves, is supposed to leave his house, his village, his homeland, everyone else as well.
In 2054, he contends, "it will be neither safe nor sustainable to live in Fairbourne".
Eves is standing at the entrance to the village, he's wearing hiking boots and a fleece jacket, it's a mild day in October, the air is clear.
Eves is 71, but what threatens his homeland angered him.
While taking a walk he wants to explain why Fairbourne, a village in North Wales, is giving a premonition of the gloomy future of the climate.
Climate researchers agree that sea levels will rise and coastal regions all over the world will be threatened.
But what that means in individual cases and what fate the development entails, has remained almost invisible to this day.
Not so in Fairbourne.
