In the first half of the year, apartment rents in Germany increased by 4.4 percent to 8.70 euros per square meter compared to the same period of the previous year. This emerges from an investigation of the Federal Institute for Building, Urban and Spatial Research (BBSR). As a result, the increase slowed down: in the first half of 2018, the plus was even higher at 5.4 percent.
In cities with more than half a million inhabitants, the rent for new leases of advertised apartments in the first half of the year averaged € 11.65, according to the study. Munich remains the leader with 18.20 euros per square meter, followed by Frankfurt am Main (14.21 euros) and Stuttgart (13.87 euros). "In five of the seven largest German cities, the increase slowed down - particularly clearly in Munich and Hamburg," write the BBSR authors.

In the metropolitan regions of Munich, Stuttgart and Frankfurt / Rhine-Main , the rents are still above average in the wider hinterland, in the metropolitan areas of Dusseldorf / Cologne / Bonn and Berlin tenants paid only in the surrounding area more than the national average. In districts away from such metropolitan areas, however, the analysis also revealed average rents below five euros.
The BBSR examined listings on real estate platforms and on the websites of daily newspapers. Unfurnished apartments between 40 and 130 square meters were considered, additional costs were not considered.
