Your union council is active and motivated, but it is the only one: between chronic absenteeism at general meetings and trustee for absent subscribers, the decisions necessary for the maintenance of your building are perpetually postponed.

• Grant him a delegation of power
Since June 1, 2020, trade union councils composed of at least three members may be authorized by the general assembly (GA) to take alone “
all or part
” of the decisions which are normally voted by a simple majority of article 24 of the law of July 10, 1965 (majority of co-owners present or represented).
That is to say everything that relates to the routine maintenance of the building and is not the responsibility of the trustee.

The scope of this delegation of power is wide.
The union council can thus decide on its own whether it is advisable to change the cleaning company, or to replace equipment.
