Rents in the Paris region continued to rise in 2021, but less and less quickly, indicates the Observatory of rents for the Paris conurbation (Olap) in its annual report published on Wednesday.

The rents of unfurnished properties in the private rental stock, the subject of the observatory's study, increased by 0.8% in 2021, against 1.2% in 2020 and 1.7% in 2019. This is clearly less than inflation, which stood at 2.1% in 2021. On the other hand, the Olap observed “

a rise from July, in connection with the acceleration of the rise in prices

”.

The slowdown is observed both in Paris, in the departments of the inner suburbs (Hauts-de-Seine, Seine-Saint-Denis, Val-de-Marne) and in the municipalities of the outer suburbs studied, which do not include the Ile-de-France regions that are the most rural or far from the capital.

But it is most marked in the city of Paris (+0.6%), which remains much more expensive than the surrounding municipalities, with an average rent of 1,198 euros and 24.1 euros per square meter.

In the inner suburbs, the average rent for an unfurnished property was 932 euros and 17.6 euros per square meter.

In the large crown, it was 854 euros and 14.9 euros per square meter.

In 2021, a year still marked by the scarcity of students and tourists due to the coronavirus pandemic, Olap noted "

an increase in vacancies and relocation times, especially for small accommodation

".

Rents are subject to a framework in Paris and in 18 municipalities of Seine-Saint-Denis, which set a maximum amount for rentals and limit rent increases upon renewal of leases.

For 2022, the Olap sees several signs going “

in the direction of a moderation or even a reduction in relocation rents but also, if necessary, that of stable tenants

”.

Among these signs, the decline in purchasing power, which could slow landlords in raising rents.

The effects of the pandemic should also affect rents, estimates Olap, citing the “

less attractiveness of the region for young workers

” in certain sectors, the development of teleworking and distance studies.
