Donors view the January 1, 2023 deadline with concern. Why?
Because from this date, the most energy-consuming homes - with a final consumption of more than 450 kWh / m2 per year - will be prohibited from renting.
However, owners who rent an apartment rated G – the worst rating on the energy label – are not all affected by the 2023 deadline.
Indeed, the only note G, displayed on the first page of the energy performance diagnosis (DPE), is not enough to tip a dwelling on the wrong side of the barrier.
The mode of heating - electricity or fossil energy such as gas or oil - is decisive.
And to find out whether or not a property will be prohibited from being rented, you have to do a little calculation yourself.
“You have to go to page 3 of the DPE and divide the final consumption of the accommodation, expressed in kWh/year, by the number of square meters.
This is the only way to know if the accommodation exceeds the limit of 450 kWh/m2 of final energy”,
