Renting an apartment in the City of Buenos Aires is worth twice as much as a year ago

This last data marked the crossing of a limit:

the properties of 1 and 2 rooms had already doubled their price, now those of 3 have been added.

"While renting can imply problems when it comes to obtaining guarantees or paying commissions,

the cost of rent is the first barrier to entry

," the report says.

According to CESO, 

the studio apartments offered in the Federal Capital are around $69,000 on average

. If the Minimum Vital and Mobile Salary is taken into account, which

in January is $65,427

, that salary covers

94.8% of a rent

.

This ratio, which had improved at the end of 2021 and was around 104%, is

now down almost 10 percentage points compared to last year.

Meanwhile, two-bedroom apartments cost an average of $80,000 and

three-bedroom apartments are around $120,000.

In each category, prices vary depending on other characteristics such as age, garage, storage, patio, amenities and the environment.

The value of the rental is not unique, to this must be added the value of the expenses,

which reach an average of 15.3%

of the cost of the rental offer price.

 "In the Autonomous City of Buenos Aires, high prices prevent a large part of the population from renting even an average studio apartment, pushing them towards areas with lower quality infrastructure and services," warn CESO.
