Inflation triggered the amount of expenses and increased delinquency in buildings

The average expenses in the City of Buenos Aires amount to about $30,000 per month, according to the characteristics of the building.


The inflationary level of 2022, which registered

an increase of 94.8% according to INDEC, moved practically in the same magnitude at the expense of those who live in horizontal property buildings,

According to data collected by ConsorcioAbierto, a company that develops a management system for consortium administrators and residents,

the increase in expenses between November 2021 and November 2022 was

80% in neighborhoods and 86% in buildings

.

Currently, the average "pure" expense of the buildings (not including debts) is $10,750 in the case of expenses less than $30,000 and $65,163 in the case of expenses greater than $30,000.

The data is from November and comes from more than

6,000 consortiums

that use the management system of that firm.

However, including the debts, that is, those that the joint venturer actually ends up paying, the amount rises considerably.

According to the different geographical areas,

these average expenses in CABA are $30,471;

in GBA they are $23,868 and in the interior of the country, $22,349.

According to Albano Laiuppa, director of Consorcio Abierto, "it is complex to manage anything in this context, so controlling spending and delinquency is decisive.

In addition to the ordinary expenses, the owners of the units must pay

the extraordinary expenses

(when special expenses occur due to breakages or repairs) from which the tenants of the building units are excluded, as specified by the Rental Law in force from the 2020.

These problems of people when it comes to facing the monthly expenses of their home are the determinants of the increase in delinquency.

According to the data handled by ConsorcioAbierto,

delinquency in the payment of expenses is 30%

.

"In principle, to reduce this lack of payment it is key to improve communication channels," recommends Laiuppa.

According to Miguel Ángel Summa, president of the Argentine Chamber of Horizontal Property and Real Estate Activities (CAPHyAI), "today delinquency is high."

In this sense, he points out that while historically it was

currently at levels of 15 or 20%, due to the pressure of inflation it can reach 40%,

in some cases.

For this reason, he points out that many administrators must anticipate these situations and manage a surplus to meet monthly expenses.

A weight ingredient in the amount of expenses is

the salary of the building manager.

It is estimated that the incidence of these wages (salary and social charges) in the monthly settlements

usually explains between 60% and 70% of the total value.

According to an agreement reached by the Single Union of Workers of Horizontal Income Buildings (SUTERH) and the employers, since August, managers have been collecting the fees corresponding to a remunerative sum of $134,000 that

will now end in February, at $26,000.

And it is estimated that, before the end of the first quarter of this year, the parties will meet again to start again the parities of the sector.

Currently, the average salary for a manager is over $200,000.

Another item that lately is also having an impact on the cost of expenses
