In which areas in the community can and should Gmund still grow?

Because the Oberland planning association would like to concentrate settlement development, i.e. building land designation, on so-called main locations in individual municipalities and highlight areas that are particularly suitable for increased settlement development, Gmund must also deal with the topic.

Gmund - "It's about that we position ourselves", informed Mayor Alfons Besel (FWG) last in the local council. Only in the next meeting on Tuesday, October 12th, a determination should be made and this should be communicated to the planning association.

Even before the official statement, it is as good as certain: The districts of Gmund and Dürnbach are the main locations. According to Besel, the number of inhabitants, the number of jobs, the existing supply infrastructure and, above all, the good connection to local public transport are decisive.

According to the town hall chief, these goals would coincide with the goals that the municipality had formulated as part of its zoning plan.

It says that growth should be limited to the places Gmund and Dürnbach, but that care should be taken that they do not grow together.

A moderate growth of 0.5 to 1 percent should be aimed for.

"So we are congruent with the regional planning", says Besel.

Development by Gmund: Three surfaces imaginable

The administration sees additional development potential in three areas: On the one hand, a plot of land on Münchner Strasse (across from Straßer) is conceivable. Besel recalled that this had already been targeted in the course of drawing up the zoning plan, but had not been approved. “It was not possible to take it out of landscape protection,” recalled Besel. It remains to be seen whether the local council can envision this area for development after all - as a whole along the main road and between Buchleitenweg and Neumüllerweg, or only in a two-hectare sub-area. On the other hand, the development of the meadows on Finsterwalder Strasse opposite the tennis courts is conceivable for further development. So far, only a 1.6 hectare area is planned for future development in the zoning plan,The debate could revolve around an area more than twice as large (3.3 hectares).

Thirdly, the municipality could bring the expansion of the industrial area on Kreuzstrasse to the east into discussion.

The Herzogliche Brauhaus Tegernsee is located here, and the Stang company is also currently working on a building application for their adjacent area (we reported).

“That is the only way to designate commercial space at all,” said Besel.

The connection to the B 472 at this point is also "excellent, since no local areas are affected by truck traffic."

Development of Gmund: Municipal council advises on it

Gmund will now propose these three areas as main locations.

The municipality itself, according to Besel, is classified as an “optimal area with a supplementary relief / development function” along with a number of other municipalities in the district, while the municipalities of Hausham, Holzkirchen and Miesbach, on the other hand, are classified as regional development priorities.

The municipal councils did not have to make any decisions this time.

Rather, they were given the homework until the meeting (7 p.m., Neureuthersaal) to deal with the topic before the result was communicated to the planning association.

“There's something to it,” said Besel, “we have to look into the future.

We need a certain development, even if we are already working with a land-saving building policy. "
