Study by the Institute of the German Economy (IW) in Cologne analyzed the development of rent prices, purchase offers for apartments and single- and two-family houses in 70 German cities from 2015 to 2023. IW study identifies 16 cities with good conditions for property buyers.

Rostock is the only city where rental price growth exceeds purchase price growth. Prices are rising the most in the metropolises of Berlin, Frankfurt and Hamburg. The development in Munich is particularly extreme, so economists did not put it in the first category.
