In some districts of Germany there are more horror stories to tell than in others.
Whether the rental prices are also part of it?
Here is an analysis.
Homeownership prices are rising in all ten analyzed counties with a creepy place, in half of them between ten and 16 percent.
At 4,187.50 € / m² (rent 10.70 € / m²), Weilheim-Schongau is almost five times as expensive as Görlitz, the district with the lowest real estate prices.
With a whopping 16 percent, prices are rising the most in the Rendsburg-Eckernförde district.

Every year on

the holiday of horror is observed.
While the preparations are already in full swing for most of the horror fans, the full-service real estate service provider McMakler has analyzed the development of real estate prices in the ten German districts with the scariest places.
To this end, the average purchase and rental prices for the first half of 2020 and the first half of 2019 were compared.
Ten horror districts under the microscope: What has happened to the purchase and rental price?
It runs coldly down your spine: In all
ten districts analyzed
, the average square meter prices for residential property rose.
Half of them even recorded
price increases in the double-digit range
, between ten and 16 percent.
“Not only the gruesome myths and backdrops of these places can be frightening.
The real estate prices are also making prospective buyers fearful in some places.
But behind all the ghost there are also districts in which the prices are not yet scary, ”explains Matthias Klauser, Chief Revenue Officer of McMakler, in the spirit of Halloween.
Maximum goose bumps factor: The
Weilheim-Schongau
district is not only home to a
plague chapel
, under which numerous victims of the black death are buried, but also the most expensive property prices in the entire ranking.
Prospective buyers pay an average of € 4,187.50 / m² (rent € 10.70 / m²).
Despite the already high level, prices are climbing another ten percent compared to the same period last year.
“It is hardly surprising that prices in Weilheim-Schongau continue to rise sharply, as this district borders on numerous natural landscape highlights of Upper Bavaria such as Lake Ammersee or Lake Starnberg.
Especially in times of the corona pandemic, people are drawn out into nature, which is why the high demand for properties with good connections to local recreation areas will continue to increase, ”predicts the real estate expert from McMakler.
Moving on Halloween?
Price increase in these horror counties
In second and third place are
Potsdam-Mittelmark
with the
Beelitz-Heilstätten
- thousands of people lost the fight against the lung disease tuberculosis there in the 19th century - and € 3,201.78 / m² (rent € 9.89 / m²) as well as the
district of Mainz- Bingen
with the
Michaelskapelle
, in which the bones of around 3,000 dead have found their final resting place.
For such an illustrious neighborhood, interested parties pay an average of € 2,724.50 / m² (rent € 9.13 / m²).
While the prices in Mainz-Bingen also skyrocket by ten percent, in Potsdam-Mittelmark it is only seven percent and thus the second lowest price increase in the analysis.
This is followed by three districts and a city-state, which call up average square meter
prices
between € 2,300 / m² and € 2,400 / m²:
Donau-Ries
with € 2,392.59 / m² (rent € 8.60 / m²),
Rostock
with € 2,379.20 / m² (rent 7.75 € / m²),
Bremen
with 2,373.58 € / m² (rent 8.84 € / m²) and Rendsburg-Eckernförde with 2,312 € / m² (rent 8.47 € / m²).
It is noticeable that the two highest price increases (Rendsburg-Eckernförde and Bremen) as well as the lowest (Donau-Ries) are found in the middle of the purchase price ranking.
Rendsburg-Eckernförde
not only causes

because of the gloomy

Moor, but above all because of the record increase of 16 percent.
In the city-state of
Bremen
, where a
submarine bunker
from the Second World War causes shudders, prospective buyers have to shell out a full twelve percent more.
Prices are rising less sharply, at eight percent in the Rostock district, which is why the notorious ghost forest here creates fear and horror.
With only six percent in Donau-Ries, however, there is no scary mood - only the
Ofnet caves
, where gruesome rituals with human sacrifices were carried out over 10,000 years ago.

“The sharp increase of 16 percent in Rendsburg-Eckernförde is also due to Kiel's membership in this district.
The Kiel real estate market has been confronted with a problem over the past few years: too high demand with too little supply.
In the meantime, a number of large new building projects have been completed - that not only brings movement in the market, but also in prices, ”says Klauser from McMakler.
Less costs, but more horror?
In these counties the prices are cheaper
The districts with the lowest real estate prices include
Bad Kreuznach
with 1,784.32 € / m² (rent 7.90 € / m²) and its
Rotenfels
, which is also considered a “favorite place for suicides” among locals, and the
Schwalm-Eder district
with 1,188 , 22 € / m² (rent 6.55 € / m²), on whose
Hohenburg
allegedly walks the ghost of a cruelly murdered maid at night.
While prices in the Schwalm-Eder district increase by nine percent, in Bad Kreuznach it is eleven percent, i.e. the third-highest increase in the ranking.
Those
interested in
the Görlitz district
have nothing to fear
- except of course the legendary
Rakotzbrücke
, also known as the Devil's Bridge.
Potential buyers only have to reckon with € 878.27 / m² (rent € 5.53 / m²), prices have risen by nine percent compared to the previous year.
