    The measure, introduced with the Relaunch decree of May 2020 but operational since August, has already been reworked several times, most recently with the Budget law, and today allows you to book the tax credit for the works by June 2022 in case of single homes, with the possibility of reaching the end of the year to finish the works for condominiums that have already completed at least 60% in June.


    For public housing only, the IACP buildings, it is possible to extend until June 2023. At the moment, the Recovery Plan foresees 10.26 billion for the measure - 'replacement' of national funds - to which another 8.25 billion should be added. from the 'extra' fund that would bring total resources to the same 18.5 billion already indicated in the old draft of January, which in any case was not enough for a general extension until the end of next year that affects all private homes.


    The request that comes last from the ABI ("fundamental" the extension for an incentive "decisive for the recovery of important supply chains of our economy), but which in recent days has also been raised by Confindustria and Ance together with all the construction chain, is to give a broader horizon, up to 2023, to allow the measure to be fully exploited and to open construction sites with the guarantee of being able to finish the work in time to obtain the incentive.


    If the Superbonus has not yet taken off, in fact, according to the operators, it is due to the complex procedures for accessing the incentive, starting from the verification of the urban regularity of the buildings. So far, the incentive has affected more single homes than condominiums, where the assemblies to approve the works have been made more complicated also due to Covid. Looking at the size of the works, however, the Ance analysis shows that "there are on average larger interventions in the South (125 thousand euros), against an average for the Center North which is around 117 thousand euros (overall figure 119 thousand euros approximately ) "and that these are in any case values" tripled in the South and quadrupled in the Center-North "compared to February.


    As of April 13, the instrument recorded over 10 thousand interventions for almost 1.2 billion, with a constant increase, 9.2% compared to the previous 15 days, with good performances also in the South as can be seen from an analysis of the Ance on latest data from joint Mise-Enea monitoring.
