These are young and even very young people, usually from the early 30s to the early to mid-40s.

This is an exceptional age in the field of luxury properties

When it comes to the purchase process, buyers of luxury apartments from the tech field go through processes similar to what buyers from any other field will go through. High-techies will also look for things like location relative to work, access to major arteries and public transportation and proximity to good educational institutions. However, from experience there are a number of things that differentiate buyers of luxury apartments that come from the tech field compared to other buyers.

First, age. These are young and even very young people, usually from the early 30s to the early to mid-40s. This is an exceptional age in the field of luxury properties. If until not so long ago the type of customers he would meet were men with white hair and women in elegant outfits, today they meet young people with jeans, a t-shirt and flip-flops. On the one hand it is refreshing, and on the other hand they understand that the field is undergoing a revolution in terms of identity and age of buyers, and should be prepared accordingly.

Also, in contrast to the traditional approach in which young couples purchase the first apartment as a kind of "starting apartment" and move on from there, buyers of luxury apartments from the tech field are already skipping to the next stage, and even to the one after it.

They do rent small apartments in Tel Aviv, sometimes until the exit / offering stage and even after it, but at the purchase stage they put it behind them and "compensate" themselves for the much work and long years in a small rented apartment, or even in the parents' house.

Their financial situation allows it and they also understand that they are constantly improving financially, so there is no point in starting with something "modest".

Treat the purchase as an important project at work

How many apartments will they inspect?

They are very patient.

While more experienced couples will see 4-5 homes and close, they can also see 30 and 40 properties and not close until they find the place that meets their requirements, even if it takes a year or more

So what sets other high-tech people apart from other buyers? One of the things that sets them apart is the preliminary research they invest in before the purchase, which is often done for several properties in parallel, sometimes dozens. Many of them treat the purchase process as an important project at work. Accordingly, they will specialize in every detail regarding the house and its surroundings, from the level of the neighborhood and the various streets in it to the level of the panels. They will sit on everything for many hours, go down to the lowest resolutions, do lots of tests, build excel spreadsheets, ask and insist on knowing every little thing and not give up until they get an answer that satisfies them. They are diligent, very patient and used to dealing with a lot of DATA. The tests can be interpreted over many months. Apartment owners and developers have a hard time with such a procedure because they are not used to it. They are familiar with the procedure of coming once-twice-three to a property and then closing, and sometimes it seems to them like pettiness and aggression. Also in working with me as a broker, I am tested by them all the time, must present high knowledge, be very accurate,Be patient and accompany them with dozens of assets. At the end of the day they will usually narrow down the list they have built and select the selected property from it.

So when do they approach a professional and start the process?

The reference will be once they understand in which areas, more or less, they want to live.

Most of the time they know ahead of time, they are preparing for success.

Many people tend to think for some reason that these are more "square" people, who will settle for a modest house and a small garden. On the contrary. Although they dislike everything related to the "shofuni" culture and are very private, they certainly value a high quality of life. Many of them have also worked abroad and know well how people live there at their level. The specific things that are important to them are mainly space, spacious work space, balcony or large yard, pool of course, if possible, and the quality of materials and overall visibility of the house

. Insane, but the "madness" is mainly expressed in the geographical restrictions, which sometimes reach 2-3 streets. A little higher? The place is disqualified.
