The Tel Aviv District Planning and Construction Committee, headed by Eran Nitzan,

decided today (Tuesday) to deposit the huge plan for the Elco complex in Ramat Hasharon, which includes the construction of 600 apartments alongside employment and commercial buildings at a licensed intersection - despite the demand of the Ramat Hasharon Municipality to establish an employment zone there and trade - without residence.

The plan, initiated by the land owner Canada-Israel, and conducted by Avner Ishar Architects, is located on an area of approximately 56 dunams and proposes the construction of a complex that will combine residences, commerce and employment and public buildings, on the site of the Elco factory that has not been active for many years.

The plan is expected to be an eastern gateway to the city of Ramat Hasharon, adjacent to a licensed interchange.

It is worth noting that the original request of the owner of the land, the Canada-Israel company, was to build a residential neighborhood with about 1,500 apartments on the land.

Huge towers - 600 small apartments

The plan includes the construction of four towers of up to 20 floors along Highway 4

, which will be connected on the lower floors where commercial, leisure and employment uses will be allocated.

On the area between the new employment complex and the city, 6-8 10-story residential buildings will be built, containing 600 small housing units (up to 80 square meters), of which 120 will be allocated for apartments within reach.

In addition, the plan allocates space for the establishment of a school and space for a building Additional public space for the well-being of all the residents of the neighborhood, as well as a significant area of approximately 7 dunams for a bus parking lot and an urban public area for urban storage.

Tel Aviv District Planner in the Planning Administration, Erez Ben Eliezer:

"The project at the Morsha intersection constitutes a new and urban entrance to the city, and provides a significant response of small apartments within reach in a city where most apartments are large."
