The Tel Aviv District Planning and Construction Committee,

headed by Eran Nitzan, announced today (Wednesday) its decision to entrust the overall master plan to the city of Ramat Gan.

The plan includes 83,400 housing units that will respond to a population of 390,000 residents, as well as an addition of approximately 4,750,000 square meters of employment and commercial areas until the year 2050.

How is this going to be done?

all the details

The plan, initiated by the Ramat Gan municipality, defines the development trends along main axes in the city and a clear hierarchy of construction capacities.

Thus, according to the plan, high-rise construction, over 35 stories, is planned to be along Jabotinsky Road, in the Stock Exchange complex, along Ben Gurion Road in the northern part and in the Ramat Gan Stadium complex.

A construction of up to 35 floors is planned to be along Abba Hillel, Alof Sade Road and along the Pilots Road.

Construction of up to 20 stories will be along the skeleton streets such as the Ra'a and Jerusalem St., along which a metro line will run.

Within the neighborhoods and in the city center, the goal is to maintain textured construction of 8-9 stories. In neighborhoods where there is low construction: Kiryat Borochov, Tel Ganim, Tel Binyamin, Ramat Chen, Hillel neighborhood, Shikon Vatikim, Kfar Azar and Ramat Afel, the plan preserves the nature of the building as a detached building.

The vision of the new city

As part of the response to the growth of the city's population, the plan proposes the establishment of educational institutions in employment areas, such as the stock exchange complex and the expansion of existing educational institutions.

Also, the plan defines three types of urban renewal: the first with maximum intervention, in which the renewal will be in high volumes and intensities and with a significant addition of housing units;

the second, urban renewal with conditional intervention, in which the renewal will be limited in scope and intensity;

And the third, renewal with minimal intervention, characterized by nurturing the existing situation and maintaining the texture.

The upgraded city includes parks (Yarkon Park, the National Park and the Safari), an employment area (Stock Exchange), a center for higher education (Bar Ilan University), Tel Hashomer Hospital and the Ramat Gan Stadium that serve all residents of the metropolis.

The city's vision is to create a regenerating city for the well-being of its residents with a variety of uses, a city with urban and business happenings along with a center of attraction for all residents of the metropolis.

The city's transportation vision

There will be two metro lines in the city: one along Jerusalem Boulevard and the other in the southeastern part of the city with a station in the area of Tel Hashomer Hospital and two light rail lines: the red line along Jabotinsky Road and the purple line along Alof Sade Road and Raphael Eitan Road.

The outline plan provides the tools and guides for the preparation of detailed plans around the metro stations and light rail stations, while conforming to a national outline plan, which will refer to the concentration of employment areas around the stations, the creation of a wide variety of units with an emphasis on apartments for rent and the creation of available, accessible and quality public spaces for the benefit of the public The

district committee stated in its decision that it sees great consideration in promoting the yellow line, which will serve several cities, including Ramat Gan, Bnei Brak and Givatayim, and also calls on the Ministry of Transportation to continue its planning and implementation.

The transportation vision in the master plan is reflected in changing the concept of transportation and street planning in favor of public transportation, pedestrians and cyclists while relegating the private car to the bottom of the pyramid.

The city of Ramat Gan is rich in buildings and scenic sites of value and the integration of the conservation issue into the master plan is done in a way that enables the development of the city while preserving the city's identity and cultural heritage.

Tel Aviv District Planner in the Planning Administration, Erez Ben Eliezer:

"After years of hard work and coordination with government ministries and other external parties. The city of Ramat Gan has an important role in the metropolis and the master plan, which replaces the approved plan from 1979, comes to answer the future needs of The population, both at the urban level and at the metropolitan level. This is a city that is bordered between two metropolitan parks, networked with three light rail lines and two metro lines, and this has implications for employment centers, scope and type of residences, public spaces, commercial streets, green corridors, etc. Plan The outline refers to each of these elements."
