For comparison, the average annual rate of tower construction from the total was 13-14% per year in the last decade - hence the 2022 figures represent a sharp jump.



According to architect Guy Miloslevski, "The expected reality in terms of the size of the population in the future and the demand for housing that will exist, necessitates raising another stage in construction to height due to the scarcity of land in the major cities, and in my estimation this reality will bring construction to height to new heights in the coming decades both in terms of the scope of construction of the towers and the height of the towers themselves."

Tel Aviv is weakening, the periphery is getting stronger

An examination of the leading cities in high-rise construction during the examined period shows that the city of Tel Aviv, which was the leader in the construction of towers in the last decade, is only in third place with only 693 housing units that began to be built in buildings of 16 stories and above (estimated annual rate of 924 units), a decrease Compared to 1,503 such units that began to be built in the city in 2021 as a whole.

Avi Zithoni, CEO of the A. Zithoni company, which is building, among other things, the new "Park Hayam" neighborhood on the coastline in Bat Yam, notes that "the city of Bat Yam managed to overtake Tel Aviv in the construction of towers in 2022, and is in first place among all the leading cities in this category , with a jump in the pace of construction compared to last year."

Netanya is placed in second place with construction starts of 1,825 units in towers of 16 stories and above, a jump in pace compared to only 878 units all of last year.

In fourth place is Givat Shmuel with 684 construction starts on towers compared to 369 last year, followed by Jerusalem with 670 compared to only 210 last year.



The city of Ashdod ranks sixth among the leading cities with 654 units that began to be built in high-rise buildings, following on from 405 last year. The nearby city of Ashkelon shows a sharp decrease in the rate of construction in high-rise buildings with 514 units from January to September 2022 compared to 1,638 in all of 2021.



Apart from them, other settlements in the periphery We see more and more residential towers - for example, in Be'er Sheva, construction began on 343 units, in Kiryat Yam 222 units, in Kiryat Malachi 195. In settlements such as Kiryat Motzkin (138), Yakneam Elit (138) and Nesher (110) there were construction starts at the beginning of the year of towers after not one tower was built in 2021.
