Rain Holdings announces the receipt of the permit for the 'Arnona Hills' project in Jerusalem, which is expected to include approximately 452 units, on an area considered to be one of the last land reserves for urban development in the capital

Today (Wednesday) Gesem Holdings reports on receiving a permit for the 'Arnona Hills' project which will be built as part of the Morode Arona neighborhood, a new residential neighborhood in Jerusalem.

The area on which the project was built used to belong to the nearby Kibbutz Ramat Rachel, located in the southeast of Jerusalem and bounded by the Arnona neighborhood to the west and north, the Talpiot neighborhood to the east and Kibbutz Ramat Rachel to the south.



According to the plan, about 452 new units will be built in the Arnona Hills project and will be spread over 3 complexes that are expected to include 2.5 floors of parking and 2 commercial floors spread over 1,180 square meters.

In the project, 21 low-rise 9-story buildings will be built, with all 21 buildings to be built at the same time according to the highest safety standards in a mix of 2-5 room apartments as well as penthouse apartments.



The neighborhoods in the area are characterized by old saturated construction in buildings with a height of 3-4 stories and new saturated construction with 10-14 stories along Hebron Road.

In addition, small housing units are also planned to cater to young couples who cannot afford to purchase large apartments.

Also, the United States Embassy is located near the project.

As mentioned, the Arnona Hills project will be built as part of the Arona Slopes neighborhood, a new residential neighborhood, partly within the city and partly within the Mate Yehuda Regional Council.

The neighborhood will create a connection between the Arnona neighborhood and the Talpiot Mizrah neighborhood and will include residential construction, 4th residences, public buildings and institutions, engineering facilities, public spaces, pedestrian paths, an urban square, commerce, a proposed road, an approved road, a road and/or treatment scenic.

The neighborhood will include 1,830 units that will be built on an area of ​​250 dunams east of the Arnona neighborhood in Jerusalem.



The neighborhood will include streets convenient for pedestrian traffic, wide squares, gardens and open spaces, for the well-being of the residents, and the development plan offers the preservation of unique archaeological findings, including the historic aqueduct and stone quarries while integrating them into the structure of the neighborhood.



The total building rights in the plan are 465,640 square meters (main + service) and beyond 1,830 units, the plan includes about 5,200 square meters for employment and about 25 dunams for public institutions.
