The best view of Mar del Plata: what an apartment in the last tower of César Pelli is like

The third building of the Maral Explanada complex has just opened, in Playa Chica, where the average square meter is $3,000.


A decade ago in Garay and the Coast, in Playa Chica, there was a service station and the old Hotel Explanada at this point.

Today there are three imposing towers of 24, 20 and 18 floors, which were inaugurated in 2017, 2020 and last December, respectively.

They make up the

Maral Explanada complex, which is known as Torres Pelli

, because the world-renowned Tucuman architect (who died in 2019) was the mastermind.

Those three needles, designed from curved planes, make the horizon of Mar del Plata more sophisticated and can be seen from different corners of the city.

They have a

glass facade in 95% of the structure

of the three skyscrapers.

As his mentor said:

"These towers will not only be enjoyed by the people who live there, but by those who observe them, who use them as a point of reference and identify them with the power of their city

. "

Luis Silva, its developer, who was reached through the real estate agency Robles Casas Campos, says that "it is the

first complex of sustainable residential buildings in Latin America

. And due to the technology it uses, it is ten years ahead. It consumes less energy than the it generates, as well as saving a lot of water and electricity thanks to smart lighting," he explains.

The one in the middle is the third tower, with which the complex concludes, and which already has a good part of its units sold.

It has 18 floors.

"Having managed to qualify as the first sustainable residence building –he points out this because there are many offices-, in the region it was another triumph since we are talking about an ideal building for these times", Silva points out.

"We are talking about a building that does not waste water and that collects rainwater to be reused in irrigation systems, as well as having water reduction techniques in bathrooms, kitchens and, apart, the use of sunlight."

had access to the recently inaugurated third tower from where he was able to verify that there are spectacular views of Mar del Plata.

From the 18th floor, you can see Playa Grande and the port on one side, the Torreón on the other, and nearby neighborhoods such as Los Troncos.

"But from here you can see the sea from all sides and the city of Mar del Plata in all its splendor," says Silva, who accompanies the tour.

Entering the complex is like being in a city within a city.

Inside the third tower you can breathe the smell of a premiere.

Good taste and sobriety prevail over luxury and abundance.

A kind of large living room with

365-degree

windows welcomes you on the ground floor, where security personnel open the door.

The first trip leads to the terrace, on the 19th floor, where there are four quinchos for about 20 people, each equipped with a grill, LED screen and avant-garde decoration.

From there, a rapid descent to the first basement and at the exit of one of the elevators awaits a bar-restaurant in which the expenses are credited in the expenses of each month.

Through the wall, a youth space with a games area with table football, shuffleboard and hammocks.

Each of the towers is glazed in 95 percent of its structure.

Outside, a large pool, with umbrellas and lounge chairs, as if it were a swimming pool in a spa.

Three families enjoy the bucolic landscape despite the threatening storm clouds.


The building beats, vibrates, there is a silent movement of neighbors who come and go taking advantage of the

amenities

on a windy day.

The bar and pool area is where most people gather.

"A good part of the units have been sold and several of them to investors." 

Almost like a shy tourist guide, Silva blurts out concepts that describe the most important complex of buildings in Mar del Plata.

"There are four apartments per floor. Each unit has

two and three rooms

, measuring between 60 and 100 square meters."

All have views of the sea and a panoramic view of the city, two aspects that are listed on the stock market.

"

The concept was that nothing cover the sea"

, the developer evokes a phrase from Pelli.

2,800 and 3,500 dollars

And the average expenses climb to 75,000 pesos.

"It was said that prices per square meter could be similar to those of Puerto Madero, but no, here they are much cheaper."

One of the apartments available to see is located on the ninth floor and is a 105-square-meter three-bedroom, which has two bedrooms, each with its own bathroom, plus a third toilet for visitors.

The spacious kitchen is integrated into the living room.

The first impression is that it seems much wider than that number of meters.

"The distribution is ideal and the balcony expands," says Cristian Ladanaj, whose real estate agency has apartments for sale.

The floors are marble in the dining room and porcelain tile in the bedrooms.

The luminosity dazzles on a cloudy day because from all rooms there are windows that look west (Los Troncos, Sierra de los Padres) and east (the sea).

A sliding window delimits access to terraced balconies.

Leaving allows you to walk in a circle from one side to the other and beyond the vertigo and the wind that seems to take you, the feeling is like being on a chairlift on Cerro Catedral, especially because of the landscape.

When asked, Silva refers to "the shell of the building", which is the ubiquitous glass in the three towers.

"In addition to producing an iconic effect of the city", regarding the type of glass, he comments that "a low-emissivity glass was used, with a triple silver bath and an air chamber, very athermic, to prevent cold or heat from entering" .

designed these glass towers "from curved planes, with cantilevered balconies that

recreate the silhouette of waves, a light, modern and minimalist atmosphere", he says.

The living room on the 9th floor that faces Los Troncos to the west, and points to the sea to the east.

The column is a pillar of the building and extends into the 18 floors of the third tower.

"This tower, with which a cycle is completed, evokes the recreation, rest and pleasant life that characterize Mar del Plata", the developer says.

"You know something? Pelli came when the first tower was being finished and he was delighted with how his creation was going."

With pride and satisfaction, Silva is encouraged to share another memory with Pelli.

"César came to Mar del Plata twice, but we had other meetings in his studio in New Haven, opposite Yale University, where he taught. Although he was very interested in the details of how the construction was going, we talked about everything a bit and I enjoyed listening to him talk about other works he was doing around the world. Talking with him was one of the pleasures that life gave me, Pelli had the humility of the greats".

Without a doubt, walking through the corridors, the multipurpose room, the games space, the barbecue area, the surroundings of the pool or visiting the apartments was like taking a trip, forgetting that you are in a building.

An avant-garde building, full of comfort and not only with 24-hour security but also -the complex- has 100 cameras.

The conversation with Silva ends at the moment when it starts to leak.

Share some numbers related to the nine years of work, which involved some 5,000,000 man hours of work, 45,000 m2 of work, 20,000 m3 of concrete, 15,000 m2 of thermo-laminated glass, 5,000 m2 of amenities, and 5,000 m2 of expansions.

"Without a doubt, it is the most important construction in Mar del Plata, which sets the bar very high for future developments."
