The Tel Aviv District Planning and Construction Committee, chaired by Eran Nitzan, has finally approved the plan for urban renewal in Givat Rambam in Givatayim. This is the largest urban renewal plan promoted today in Givatayim.



In total, the plan, which covers a total area of ​​about 340 dunams and is located in the complex The streets Weizman Street to the east, Derech HaShalom to the west, Rabin to the south and Nachalat Yitzhak Cemetery to the north, an addition of up to 3,827 housing units to the existing 3,047 housing units.



The plan, promoted by the Municipality of Givatayim, the Governmental Authority for Urban Renewal and Social Support of the Municipal Administration, defines the renewal of the heart of the neighborhood in the form of renewal in relatively low (textural) construction and in the edges of the neighborhood in the form of eviction and construction, in a number of complexes that will include mixed uses, and will allow significant allocations for public needs for the benefit of the neighborhood.



The Rambam neighborhood is an old neighborhood located in the center of Givatayim, whose land was purchased by the entrepreneur and industrialist Israel Tiber in 1933, and it includes old trees and buildings of architectural and cultural value alongside housing buildings.

This is an innovative and pioneering program, which examines with a comprehensive view the strengths and weaknesses of the neighborhood, and responds to them accordingly.

The uniqueness of the plan is that it enables, on the one hand, renewal in a single lot, while maintaining the character of the neighborhood, and on the other hand, allows for renewal in the course of a significant building clearance, which creates the public areas that are already missing in the neighborhood today.



Accordingly, the plan establishes several routes: strengthening or demolishing and building in the heart of the neighborhood, according to the different planning areas, at a height of 4.5 floors to 10 floors;

Evacuation of a building on Rabin Road with the construction of up to 35 floors;

And in the way of peace, construction up to 45 stories high.



The plan establishes principles for the allocation of public spaces in a total area of ​​approximately 19 open dunams, including the establishment of two new schools in the neighborhood, as well as the allocation of additional spaces in towers, for the benefit of educational, welfare and community institutions in order to address the significant lack of public spaces in the neighborhood.



Along Weizman and Rambam streets, the plan offers commercial spaces and public spaces, renewing the surface of the street, with the desire to allow residents public services near their homes. In addition, the plan provides for the widening of roads for the benefit of pedestrian traffic, while reducing parking standards and adding bicycle lanes, thus creating pleasant streets For the pedestrian. As part of the plan, principles were established for maintaining the existing avenues of trees, adding plantings and defining six conservation complexes.
