 It's done: After years of planning attempts and suggestions for use, the development plan for the 2,300 square meter area between Dr.-Henkel- and Landgestütstrasse in Erding is in place.

The area, which is currently still being used as a large car park, is therefore likely to be developed in the foreseeable future.

Erding - In the area designated as an urban area, buildings with a wall height of ten or 13 meters are permitted.

In addition to living and offices, retail, pubs and restaurants and accommodation facilities are also possible.

An underground car park is planned.

The city councilors decided on the development plan in the planning and building committee as a statute.

Before that, they had dealt with the few objections and comments from public bodies and two private individuals.

“This development plan kept us busy for a long time, partly because of the height of the walls.

I'm glad we managed to do it today," said Mayor Max Gotz (CSU), relieved.


For years there have been different usage ideas for the property on which a supermarket once stood.

After the idea of ​​a market hall fell through, the building was demolished.

The privately owned area has been used as a car park since 2006.

This is well frequented because there are some medical practices on Landgestütstraße.


The change to the development plan that has now been decided is a compromise between the interests of the client and monument protection.

After all, there are four villas from the Wilhelminian period on Dr.-Henkel-Straße, which are considered monuments.

Therefore, the wall height of the buildings in the west was reduced to ten meters, as Lolita Liening from the city planning office explained.

In the east you can build up to 13 meters high.


In his statement, a resident feared a higher level of noise pollution from the development, which, with three floors, is also too high for him.

He called for a traffic concept for the Landgestütstraße and the Gestütring and expressly requested that all parking and underground car park entrances be routed exclusively via Dr.-Henkel-Straße.


Liening replied that the current use of the parking lot represents a significantly higher frequency with more entrances and exits than the underground car park.

This is conceivable in the south of the property, "because there is already an entrance to the underground car park".

While Stefan Lorenz (Greens) campaigned for access from Dr.-Henkel-Strasse, Gotz was critical - because of the numerous parking spaces there.

"We currently don't have any parking spaces on Landgestütstraße, it's clearer there." We'll see what comes out when the concrete building application is submitted.


Herbert Maier (Greens) complained that photovoltaic and solar systems on the roofs - and facades - are only permitted, but not mandatory.

Gotz explained that the client had signaled its willingness to do so "very clearly".
