The decision goes to the tenants: after the municipality of Herzliya retracted and announced that it would advance the renewal of the city's Yad Hatishah neighborhood - which company will carry out the huge renewal project?

The battle for the residents of the Yad Hatishah neighborhood in Herzliya is underway:

as part of the compromise agreement reached by the Herzliya municipality with the companies Y.H. Dimari and NBS, which promoted the planning in the Yad Hatishah complex in Herzliya since 2016, it was decided to return the decision to the decision of the residents.



At this stage, several companies are working to win the eviction of a huge and significant urban renewal complex in one of the most expensive cities in the country - which includes the eviction of approximately 1,400 old apartments destined for demolition and the construction of thousands of new apartments in return.



So which company will take the huge complex?

In the meantime, the settlement training company, which promises tenants an additional value of up to 30 square meters per apartment - reports that so far (January 24, 2023) it has signed 40 buildings in the complex - and it continues the signing campaign in every district.

The story of the ninth hand

The Yad HaTisha neighborhood is located in the northeast of the city, and borders on road 531 that separates Herzliya from Ra'anana.

Today there are about 1,400 households in the neighborhood.

For years, the owners of the apartments in the neighborhood tried to promote eviction and construction in the place, but the attempts were unsuccessful due to various reasons.



In January 2016, progress was made, and the companies Demari and NBS were selected as part of a call for entrepreneurs published by the municipality of Herzliya, for the planning and implementation of an urban renewal project in the neighborhood, as part of which an agreement was signed between the companies and the municipality.



In April 2021, the municipality notified the companies of the cancellation of the agreement, among other things claiming that the companies' procedure did not receive cooperation from the tenants.



As a result, the companies turned to the courts, and during the past year and a half they conducted a mediation process with the municipality, which decided last week (January 17, 2023) that the plan to build thousands of apartments in the complex will be promoted in cooperation with the municipality and the Urban Renewal Authority, while the decision of who will actually promote the project - will be left to the residents to decide , as mentioned.

As of today, YH Demari and NBS continue to sign tenants in the complex.

Competition is good for the residents: the payoff increases

The Settlement Training Company also recently recorded an achievement, when following a petition it filed against the Herzliya Local Planning and Construction Committee, the latter announced its decision to exclude the Yad Hatishah neighborhood from a policy document concerning the conversions, which the tenants are entitled to receive in construction eviction projects being implemented in the city.

From the decision, it appears that real estate companies promoting projects in the neighborhood will be able to credit the tenants with a nice addition of up to 30 square meters per apartment.



As mentioned, the decision was made against the background of a petition filed by the settlement's training against the Herzliya Local Planning and Construction Committee, which stated that the municipality's policy document on urban renewal projects will apply to the entire city, including the Yad HaTisha neighborhood.



The document stated that the rents for the tenants will be 12 square meters per apartment, this is in contrast to the previous policy which established a rent of up to 34 square meters per apartment in the Yad Hatishah neighborhood.

Recently, as mentioned, the local committee retracted this decision, and stated that the policy document will not apply to evacuation complexes throughout the city where the number of existing apartments exceeds 500.

The only place where there is an exception in this regard is in the city of Jerusalem, where compensation is given to the extent of up to 25 square meters per apartment, and now also other neighborhoods in Herzliya, including Yad HaTisha."
