The Committee for Preferred Complexes (HotML) reports on its decision to approve the plan for the establishment of a new residential district in the north of the city of Kiryat Gat - "Gat North Vineyards", which will be built as a continuation of the Gat Gardens neighborhood.



The new district includes the construction of 6,000 housing units, over 100 thousand square meters Commerce and employment, 175 dunams for public buildings, 330 dunams of green parks and a new train station.



The plan, initiated by the Israel Lands Authority, covers a total area of ​​approximately 1,600 dunams.

It is located as mentioned in the north of the city, and continues the sequence to the existing Karmi Gat neighborhood, between Route 40 and the railroad.

The program was promoted in full cooperation with the municipality of Kiryat Gat.



The 6,000 housing units expected to be built as part of the plan will be built in residential buildings of 7-9 stories as well as towers of up to 18 stories along the main commercial avenue.

What will the new district look like?

The plan includes a variety of housing units to cater to different households.

Thus, out of all the housing units, about 850 will be allocated for small apartments up to 80 square meters, and another 500 will be small housing units up to 55 square meters that cater to elderly couples whose children have left home, young people without children and singles.

In addition, 500 housing units will be built in sheltered housing for senior citizens.



In the west of the plan, a new linear park is planned on an area of ​​about 35 dunams along the Komm River, where small commercial centers will be established, and it will simultaneously function as an urban nature site, as a local ecological corridor that attracts birds and unique river vegetation, as well as a natural means to prevent flooding.



Also, as part of the plan, a new train station will be built on the Beer Sheva-Tel Aviv line.

The planned station will be adjacent to a new bus terminal, and these will form an integrated transportation center, which will serve the entire Karmi Gat district.



In the west of the plan, a new linear park is planned on an area of ​​about 35 dunams along the Komm River, where small commercial centers will be established, and it will simultaneously function as an urban nature site, as a local ecological corridor that attracts birds and unique river vegetation, as well as a natural means to prevent flooding.

Innovative construction based on walking, riding and public transportation

The neighborhood is based on a dense network of quiet local streets based on traffic calming (various measures to calm the driving speed) and wide and shaded sidewalks, city squares and parks, which allow reaching a variety of destinations in a short and pleasant walk.



All parts of the neighborhood are linked to the train station and to the city's business and industrial centers through public transportation routes that pass through the main streets and by safe riding on separated bicycle paths. All housing units in the neighborhood are within walking distance of the public transportation routes.



Also, the plan emphasizes maximizing The potential to generate renewable energy from solar panels that will be installed on roofs and on the facades of the buildings in it. As part of a new policy of the Israel Land Authority and the Planning Administration for New Neighborhoods, it includes an appendix to maximize renewable energy production.

The neighborhoods that the Israel Land Authority planned and promoted brought a young and new population to Kiryat Gat and turned the entire area into one of the areas of demand in Israel."
