We arrived at the tallest building in Japan and the smartest in the world and were left speechless.



I have been staying in Japan for almost two weeks, together with the delegation of real estate executives to Japan that is organizing Media Real Estate, and came mainly to learn how, and whether it is possible to do it with us.



During the visit to the city of Osaka, the third largest in Japan, with over 2.7 million inhabitants, we came to this monster that won, and not with favor, two certainly magnificent titles: the tallest building in Japan and the smartest in the world.

And yes, also one of the most beautiful there is.

60 floors, 300 meters high and five underground levels, 306 thousand square meters built. When we entered its bowels we were speechless, especially in view of the question: could such a monster ever be built in our startup nation? In Japan it was built in four years - And not only that, it can also run on gas which will allow the tower to be powered by electricity under a strong earthquake for 72 hours. Three whole days. It is not even necessary to mention



that its arches and weights allow flexibility under a heavy earthquake, so that the collapse of the building (tap tap tap tap) included Not taken as an option, while we are still talking about TMA.



At any given moment, 30,000 workers and thousands more visitors are walking around inside the building.

Imagine, something like Bloomfield Stadium in Derby.

In the building there are about 60 restaurants, buffets and canteens and about 500 maintenance personnel.

A building of mixed uses: commerce, residences, offices and a hotel.

The building is completely independent, in all respects.



It has an ecological construction and operation methodology of circulation, at a depth of 25 meters below the tower, under a glass floor.

The building includes pooling pools for the enormous rainwater, and their use as water circulation for the services offered on all floors of the building, as well as ventilation and filtration systems for clean air that passes through green water filters to the building's air systems.



All the systems, infrastructures and machines are duplicated - so that if one machine goes out of operation the other starts to operate automatically.

In the basement of the building there is a system, or it would be more appropriate to say - a small plant, which is used to recycle waste and turn it into methane gas, which is used for the building's electrical and air conditioning system.



The building produces 2 tons (!) of food waste every day, which is turned into 2500 liters of gas, and the waste is reduced to only 10 kg. Solar panels cover part of the walls, to generate energy for the building's lighting.

In order to overcome the vibrations of the upper floors during times of strong typhoon winds, a system of suspended weights, each weighing 100 tons, were installed on the 56th floor, which balance the wind forces and reduce their effect on the movements of the building's roof by half.



On the upper floors of the building (58-60) there is a patio - a garden open to the air, which is protected from the wind by perimeter glazing.



So what did we learn?

Israel is indeed a startup nation, but there is still a long way to go.
