Recently, a deal was closed in Harish for a five-room apartment on Kalnit Street, with an area of ​​116 square meters, with a 17 square meter balcony, 1st floor out of 7, parking and an elevator, at a price of NIS 1.85 million.



Carmon says that the apartment was offered for about NIS 1.950 million (R/Max in the new city) and was on the market for four months. Finally, the seller agreed to compromise on the price and dropped it to NIS 1.850 million, as mentioned.



"If last year every price was offensive, today we see that the volume of demand is the same as the supply, and therefore the prices are more balanced, otherwise the sellers are already starting to compromise on the price. For the purpose of the example, a three-room apartment that was also offered at a higher price than the closing price, at NIS 1.460 million, was closed in -1.41 million shekels. In this case, since the small apartments are a rare asset in the city, the ability to bargain is small," Carmon said.

It seems that we are back to last year's second-hand prices and people are not in a hurry to jump on the horse.



Brokers say that apartment owners return positively to offers from three and four months ago that they refused, but the potential buyers return to the bank and answer in the negative after it becomes clear that the expensive financing added hundreds and thousands of shekels per month to her mortgage.



"Today I would rather put the money in a bank plan and get more than twice the return on an apartment in Tel Aviv," says a veteran housing investor.
