10 years after the signing of the development agreement thanks to which the sought-after Park neighborhood was established, within which thousands of new housing units were built in the city - the municipality of Hadera reports today (Monday) that it is currently promoting, through the economic company, development agreements for approximately 18 thousand additional housing units in the city on An area of ​​about 4,000 dunams.



The development agreement is a tripartite agreement signed between the landowner, the local authority and the economic company that promotes the planning and execution of the supporting infrastructure.

The municipality reports that out of the total number of housing units intended for construction - about a third of them are already after the approval of the PBA or in detailed planning.



Also, the scope of the investment in the promotion of the infrastructure within the framework of the development agreements in the city is estimated at about NIS 1.6 billion - when it comes to the development and renewal of roads, open spaces Publicly owned, bike lanes, lighting, drainage, water, sewage, etc.

4 regeneration complexes and 2 new neighborhoods

One of the most prominent complexes in which a TBA was approved is the Pardes Bilo complex, which is located near Nahal Hadera and is currently in the stages of detailed planning. In this complex, 562 new units are expected to be built on about 210 dunams in buildings of 2-4 stories.



Another complex is complex 17, which is located east of the Brandeis neighborhood and the Park neighborhood.

As part of the development agreement for Complex 17, a new neighborhood of approximately 1544 units on 216 dunams in buildings of 3-24 floors is planned.

Another prominent complex that is expected to receive approval in the near future and become the next significant neighborhood in Hadera is the central park complex - "the second park neighborhood".

This is a plan for 4,500 housing units on an area of ​​approximately 653 dunams, in the continuation of the Park neighborhood in East Hadera.

The planned neighborhood will include a diverse construction of single-family houses and saturated buildings, in addition to the Kiryot educational complex and a cultural and leisure center.



Another interesting complex is the "Eli Cohen" complex in the Givat Olga neighborhood in the west of the city - where construction is promoted in a unique process that combines a development agreement with a process of urban renewal.

Because of this, the project will be carried out using the construction and evacuation method, where, according to the plan, the apartment owners will first move to new buildings that the developer will build in the area combined with apartments that will be sold on the free market and only then will he demolish the old buildings.

An unprecedented development boom

Apart from the extensive development agreements, the local planning committee approved 1,000 building permits in the past year.

In 5 eviction and construction complexes in the city, as well as another 3,000 apartments in additional urban renewal complexes, which are expected to receive building permits in the next two years.



To this, it is possible to add Hadera's employment park plan - the Energy Park, which will include 1.6 million square meters. The park is designed for mixed uses including employment, commerce, residences, logistics and hotels. The complex near the coastal road will also include the beach



- A central and modern transportation terminal.

The terminal will be built in cooperation between Israel Railways and the Hadera municipality, and is expected to connect to the existing Hadera train station, which will become the main train station in the region.
