House prices are accelerating, in 2022 an increase of 3.8%

This was noted by Istat, specifying that this increase, which follows those of the previous two years, is the largest since the historical series of the IPAB index was available (2010).


    On average, in 2022, the prices of new homes will register a +6.1% and those of existing homes will grow by 3.4%.


    However, Istat specifies that compared to the average of 2010, the first year for which the IPAB historical series is available, in 2022 house prices decreased by 9.5% (+14.2% for new houses and -17.1% for the existing ones).

According to preliminary estimates, in the fourth quarter of 2022 the house price index (IPAB) purchased by households, for residential purposes or for investment, remains unchanged compared to the previous quarter and increases by 2.8% compared to the same period of 2021 (it was +2.9% in the third quarter of 2022).

This was noted by Istat, specifying that the trend growth of the IPAB is due both to the prices of new homes (+4.6%, an acceleration compared to the +2.9% of the previous quarter), and to those of existing ones which increased by 2.4%, decelerating slightly compared to the third quarter of 2022 (it was +2.9%).

These trends, adds Istat, are manifested in a context of slowdown in sales volumes (-2.1% the decline recorded in the fourth quarter of 2022 by the Real Estate Market Observatory of the
