The urban plans that will replace TMA 38, promoted by the Governmental Authority for Urban Renewal, are in various stages of approval in all the cities where TMA 38 type activity is currently taking place, when a few weeks ago the center of the first plan of this type for the city of Ramla was approved for deposit in the district committee .
The programs are currently being promoted by the government authority in Nahariya, Petah Tikva, Ashdod, Kfar Saba, Rishon Lezion, Kiryat Bialik, Haifa, Ra'anana, Lod, Bat Yam, Ashkelon, Beer Sheva, Ramat Gan, Beit Shemesh, Yavne and Bnei Brak.
In addition, several cities promote programs of this type independently.
The extension of the deadline for the submission of the replacement plans will allow these local authorities to extend the validity of TMA 38, even before the previous plan was submitted and passed the threshold conditions, by announcing in the city council the extension of the validity of TMA 38, and submitting the replacement plan until May 2024.
The urban plans replace TMA 38 which is promoted by the Governmental Authority for Urban Renewal together with the local authorities, are adapted everywhere to the needs of the specific city and its characteristics, the capacity of the city and its infrastructure, and this differs from the national TMA 38 plan.
However, similar to TMA 38, the alternative of the government authority allows the issuance of a construction permit without the need to prepare a detailed point-by-point plan in the planning institutions, thus saving years in the realization of these projects.
