Harkam from the Wellspring Israel office and the transaction reflects a price of NIS 56,000 per square meter.



Harkam says that the apartment was offered on the market already about a year ago for NIS 4.3 million, although at that time the seller, a resident of France, retracted her decision to sell.

Ben Yehuda Street is considered one of the most sought after streets in Tel Aviv, benefiting from its proximity to the sea, starting from Allenby Street and continuing north towards the port.

However, in the last two years the street has been considered one of the most blocked in Tel Aviv, so most of the cafes and shops on it are closed and access to the residential buildings is completely blocked.

"In my opinion, the apartment does not reflect an increase, but an immediate demand from a foreign resident who was "hot" for the apartment. We were in contact about it throughout the year. I had another client, an Israeli, who was also interested in the apartment, but was dependent on the mortgage, so he decided to give up.
