An analysis conducted by the Shanir Development and Urban Renewal Company indicates that in 2022 there will be a 13% increase in the number of construction starts for housing units as part of urban renewal projects

In 2022, there will be a 13% increase in the number of construction starts of housing units as part of urban renewal projects throughout the country.

This is according to an analysis conducted by the Company for Urban Development and Renewal of the CBS data.



A total of over 16,000 apartments began to be built in Israel in 2022 as part of demolition and construction projects and the addition of apartments to existing buildings, this figure represents approximately 24% of the total construction starts, so that each A fourth apartment that began to be built this year was built as part of urban renewal.



When looking at the construction starts according to the different districts, it can be seen that in the Jerusalem district there was a 14% increase in construction starts in the urban renewal and today they make up 17% of the total construction starts in the district.



In the northern district - there was an increase of 49% and they make up 14% of the total construction starts in the district;

In the Haifa district - there was a 21% increase in construction starts in urban renewal and they make up 24% of the construction starts in the district;

In the Central District - there was a 15% increase in construction starts in urban renewal and they make up 21% of the construction starts in the district;

In the Tel Aviv district - there was a 6% increase in construction starts in the renewal, but they make up 56% of the construction starts in the district, meaning that more than half of the apartments whose construction began this year in the Tel Aviv district are within the framework of urban renewal;

In the southern district - there was a 27% increase in construction starts in the renewal, but they make up only 8% of the construction starts.

"Many apartments are built and slightly evacuated"

Nir Shmol, CEO of the Shanir Urban Renewal Company, points out that although there has been an increase in construction starts as part of urban renewal projects in the areas, when you look at the numbers, you see that in the North District, for example, 1,300 urban renewal housing units began to be built this year, but the total number of old apartments that were demolished is Only 117, so the number of apartments that will actually be strengthened is minimal.



Just this month, the State Comptroller's report was published regarding the preparation of the cities of the Syrian-African fault line, Safed, Tiberias, Kiryat Shmona, Hazor HaGalilit and Beit Shean in case of an earthquake, which stated that 93% of the buildings that must be strengthened These cities were not strengthened.



The Urban Development and Renewal Company, an expert in representing apartment owners in eviction and construction projects, has been operating for over a decade and has so far approved 9 claims, inhabited about 1,000 apartments, promotes about 30 projects in various procedures and represents about 2,500 families across the country.



In the last year, the company established a branch in Jerusalem headed by Ayelet Kraus and a branch in the northern area headed by Attorney Shabot Ra'anan, with a vision to promote additional urban renewal projects outside the central area as well.



Nir Shamol points out that the earthquake in Turkey and Syria was a wake-up call for the government and all heads of authorities in Israel and it requires creative solutions.

"To date, urban renewal has been successfully implemented in Gush Dan because the model is based on economic viability. The economic viability in the northern and southern areas is less, therefore there are not many urban renewal projects in the area. We believe that planning the complexes should begin with the cooperation of the authorities, and not wait for solutions from the state. The goal is to produce solutions from the field and to harness the state's aid in a specific manner in places where it will be necessary for implementation."
