The Hamerman plant company won a "call" for entrepreneurs' proposals to carry out an urban renewal project that includes clearing and construction on Ein Gev Street in the Yad Eliyahu neighborhood in Tel Aviv-Yafo.



This is the fifth project that is launched using the model of the Tel Aviv-Jaffa municipality, promoted through the subsidiary company "Ezra Bezron", in the framework of which the company "Ezra Bezron" organizes the tenants, plans the IBA and gets it approved by the local committee. The plan at 4-10 Ein Gev Street is in the form of evacuation-construction, and it includes the construction of 144 new housing units and the demolition of four housing buildings that include 54 housing units. The plan allocates a public area of ​​450 square meters to public buildings on the ground floor of one of the buildings, and it includes balconies for all tenants and a parking standard ranging from 0.

Breaking planning records

This project broke records for planning speed: within a period of only two years, they managed to go from the phase of organizing the tenants and collecting signatures to the approval of the plan for deposit.



As mentioned, this is the fifth project that is launched within the framework of the model.

For the first four projects, on La Guardia St., Tko'a, Jaffa 3 and Kfar Shalem - entrepreneurs who provided significant changes have already been selected.

These days, a "call" is underway to select an entrepreneur also for the project on Burma Street in the Kiryat Shalom neighborhood.



"Ezra and Need" states that this is a unique program that preserves the existing and unique texture of the Yad Eliyahu neighborhood, which is based on open spaces between the housing buildings, which allow for green living spaces and exceptional connectivity.

At the request of the planning department in the engineering administration, an effort was made to maintain a low and spacious textured construction.


At the request of the apartment owners, the planners created an open public space on the one hand and an intimate one on the other.

The plan is a marker regarding the direction of urban renewal in Yad Eliyahu, with an emphasis on preserving the values ​​of the neighborhood, the low-rise buildings and the open green spaces.



The company "Ezra and Need" which believes in promoting urban renewal programs in the city, is currently promoting about 20 different renewal programs.

The company led the planning of the IBA for the project with the full participation of the apartment owners.

We started by organizing the tenants and collecting the signatures and started planning.
