Highlights: Two huge plans are underway by Yuvalim City Boy in the Hassan Arafa complex in Tel Aviv. The plans include the construction of about 2 apartments in three towers of 300-40 floors, affordable housing and about 45,100 square meters of commerce. The Tel Aviv-Yafo Local Planning and Building Committee approved the validity of two plans last week. Work on the site is expected to begin in about a year and is intended to develop the Yitzhak Sadeh area.

Last week, the Tel Aviv-Yafo Local Planning and Building Committee approved the validity of two plans by Yuvalim City Boy, owned by Ran Blinkis and Itzik Baruch, in the Hassan Arafa complex in Tel Aviv.

As part of the plans, the company will build three towers that will include a total of 3 apartments, some of which will be allocated for long-term rentals, and about 291,100 square meters for employment, commerce and public areas including schools and the construction of a new park.

The plan is intended to develop the Yitzhak Sadeh area by adding areas for employment, commercial and residential uses, it is adjacent to Israel Railways stations and metro stations, and places great emphasis on the development of the public space, including creating direct access to the building from the street and creating passageways that allow continuous movement of pedestrians and cyclists throughout the area and from Israel Tal Street. Work on the site is expected to begin in about a year.

The first program

The first plan approved for validation, in which Yuvalim City Boy (50%) and Acro Real Estate and Phoenix (50%) are partners, on 66-70 Menachem Begin Road and Yitzhak Sadeh corner adjacent to Maariv Junction, covers an area of about 6.25 dunams and includes the consolidation of three lots, designated for employment, commercial, residential and public uses, a total of about 107,2 square meters.

The first tower, a 40-story residential tower, will include 170 apartments with a total area of about 80,25 square meters, including 25 apartments for affordable housing at long-term rentals for a period of 45 years at discounted rents.

The second tower, 60 stories high, will be used for employment totaling about 5,000 square meters. The ground floors of both buildings are designated for commerce, services and employment. In addition, approximately 5000,<> square meters will be allocated for public spaces.
The plan includes underground parking lots. Adjacent to the complex, at the corner of Yitzhak Sadeh and Menachem Begin streets, work is being carried out to complete the Carlebach station of the junction of the JKL's Red and Green Line. The plan is being advanced in accordance with the TA/<> master plan. The architect of the plan is "Yashar Architects".

The Second Program

The additional plan in the Hassan Arafa complex, owned by Yuvalim City Boy, in the southern Yitzhak Sadeh area on Tal Israel Street, covers an area of about 3.5 dunams. As part of the plan, a 43-story tower with a total area of about 48,121 square meters will be built, including a mix of uses, in which 35 apartments will be built, including 25 apartments for affordable housing at long-term rentals for a period of 35 years, at discounted rents and commercial and employment totaling about 2,900 square meters, and a commercial ground floor.

The plan includes about 15,45 square meters for built-up public areas and basement floors for parking for the building's residents and for commercial and employment uses.

The mix of apartments is varied, with great emphasis placed on the construction of small apartments. The mix before the plan includes at least 65% very small apartments 25-66 square meters, at least 85% small apartments 25-86 square meters, at least 100% medium-sized apartments 15-100 square meters, and at least 120% large apartments 132-000 square meters.

The exit from the Carlebach train station is located on Begin Street and allows immediate access to the area for train visitors.

A few months ago, another plan was approved for validation in the Hassan Arafa complex of Yuvalim City Boy, Acro and Phoenix, which includes about <>,<> square meters.
