Highlights: "Kiryat Ata is becoming a magnet for the residents of the north, the surrounding area and the center of the country," says Danny Mor, CEO of BST Enterprise. The Givat Alonim neighborhood has attracted residents from all over the country. Anemone Hill will operate as a "hybrid neighborhood" all in one place, with access to all public institutions, and everything is within walking distance for adults and children. In February 2020, another achievement was recorded in the neighborhood when an umbrella agreement was signed and a budget of NIS 3 billion was allocated.

In recent years, many projects in the north have concentrated in Kiryat Ata. It was the Givat Alonim neighborhood that catapulted the city on the real estate map in Israel and attracted residents from all over the country.

Anyone who remembers Kiryat Ata more than 10 years ago will find it difficult to identify it today. This successful transformation must be attributed to diversion of investments on the one hand, but also to "new blood" entering the city and a strong population that is sweeping the neighborhoods established in recent years. These are huge complexes that behave like a "city within a city" that include thousands of housing units alongside all the accompanying services: commercial centers, educational and public institutions, municipal services and places of entertainment and leisure.

One of the neighborhoods currently being built in Kiryat Ata is "Anemone Hill" located in the northeast of the city, on a hill overlooking the Carmel landscape, between two central and independent neighborhoods - Givat Tal and Givat Alonim. The Anemone Hill neighborhood, like its neighbors, will attract a strong and high-quality population, and will function as an independent neighborhood distinct from the city center, enjoying accessibility, traffic and transportation routes. These routes will connect to the city of Haifa and include Highway 781 in the south, Highway 79 in the west and the Nofit railway line.

In the neighborhood, 3,450 housing units will be built in phased construction on a total area of about 1,000 dunams. The neighborhood will include an additional 116 dunams for public buildings, education centers, kindergartens, a day center for the elderly and synagogues. About 23 dunams will be allocated for commercial space and entertainment venues, and a huge park will be developed covering an area of 134 dunams. The parks that will be developed there and the paths that will be paved will connect the edges of the neighborhood and encourage walking and cycling.

The planning model of the Anemone Hill neighborhood takes place in many cities in the center of the country. Based on the same principle, the Green Kfar Saba neighborhood in Kfar Saba, Kiryat Hasharon in Netanya, Em Hamoshavot in Petah Tikva, Psagot Afek in Rosh HaAyin, Or Yam in Or Akiva and other neighborhoods in a variety of cities throughout the country were established, functioning as independent and sought-after neighborhoods, attracting strong populations and contributing to positive migration to the city.

What all these neighborhoods have in common is expressed mainly in service to the residents. Anemone Hill will operate as a "hybrid neighborhood" all in one place: living, working, studying, shopping and entertainment, with access to all public institutions, and everything is within walking distance for adults and children. In February 2020, another achievement was recorded in the neighborhood when an umbrella agreement was signed and a budget of NIS 3 billion was allocated for the construction of a medical center in the area that will provide a solution for the residents of Kiryat Ata and the surrounding area and will include about 2,000 hospital beds.

The project, which BST Development and America Israel are jointly establishing, includes 664 residential units in four towers and 25 boutique buildings with a rebellious architectural design. The apartment mix will include 3-5 room units, garden apartments and penthouses.

"The city of Kiryat Ata is slowly changing its face," says Danny Mor, CEO of BST Enterprise. "According to the umbrella agreement signed in the city two years ago, through which an area of about 6,000 dunams was annexed to the city, another 15,000 new apartments and a significant metropolitan park will be built there, which will increase the scope of the city's population, its quality and its level relative to the environment."

"Kiryat Ata is becoming a magnet for the residents of the north, the environment and the center of the country," reinforces Dror Toren, CEO of America Israel. "Thanks to new neighborhoods being built, such as Givat Calanit, which benefit from infrastructure development and investment in transportation and accessibility, cities that until now were considered peripheral are an alternative to living by providing the spaces that so characterize the north, the landscapes, and no less – new projects

that do not fall in quality to those leaving the center and the Dan region. That is why we chose to establish such a significant project in Kiryat Ata. We see the tremendous potential of the region and are interested in bringing the standards of the center to the north. The buildings that will be built in the project include all the facilities that characterize luxury buildings. They will have a designed lobby, innovative elevators, an underground car park and a bicycle and trolley room. Apartments in the buildings will enjoy natural light coming in, and all have large sun terraces of up to 145 m² overlooking the landscape. Despite its prestige, the project offers a solution to the housing crisis with particularly attractive prices that are tens of percent lower than the Sharon and central regions."

In conclusion, now is the time to join the Givat Ananiot neighborhood in Kiryat Ata, because in real estate as in real estate, every new neighborhood always encapsulates a significant increase in value.
