These are some of the novelties of the bill on short-term rentals on which the government is working, according to a draft circulating in these hours. The measure, which Minister Daniela Santanchè had promised by June, aims "to provide a uniform regulation at national level aimed at tackling the risk of oversized tourism compared to local accommodation potential and to safeguard the residential nature of historic centers and prevent their depopulation". The CIN Code wants to "ensure the protection of competition, the security of the territory and to counter irregular forms of hospitality". "Anyone who rents a property for residential use for tourist purposes, even as an intermediary - says the draft - is required to expose the Cin at the entrance of the real estate unit and to indicate it in every announcement wherever published. The subjects who manage telematic portals, putting in contact people looking for a property with people who have real estate units to rent, have the obligation to indicate the Cin in the ads published in their portals ". The violation of the obligations is punished with a fine of 300 to 3,000 euros and with the immediate removal of the irregular announcement. Anyone who rents a property for residential use for tourist purposes without a Cin is punished with a fine from 500 to 5,000 euros. The minimum term of two nights "does not apply to the leases of residential properties located in municipalities classified by Istat as tourist with a population of less than 5,000 inhabitants and in municipalities not placed in the 'high' and 'very high' class of tourist density".
