The Municipality of Haifa announces today (Mon) that in recent days it has completed the preparation of the "Banana" plan, which proposes the establishment of a new and large-scale urban business center, and will change the face of the city of Haifa in the coming years.



The master plan for the renewal of the eastern entrances in Haifa is located between the Neve Shanan and Hadar HaCarmel intersections, and the railroad and the Shemen beach industrial area.

The plan covers an area of ​​approximately 700 dunams, and transforms an area that is developed with low intensity, saturated with disconnections and biased by rail traffic - into an intensive, pedestrian-oriented and mixed-use main urban center. According to the plan, the



new space will include approximately 900,000 m square meters for employment needs, about 70,000 square meters of commerce and about 120,000 square meters built of public spaces, this is in addition to about 3,400 housing units, including small apartments and apartments for long-term rent.

In the future, the space is even expected to grow and will include additional areas that will be established after the track tunneling and the removal of the railway garages from the area.



The public areas in the plan are located in public lots, and are integrated into conservation buildings that will undergo re-glazing and public floors built in the employment towers, and are intended for city-wide public uses, educational and cultural uses (such as academic colleges) and uses for the well-being of the residents of the neighborhoods adjacent to the complex.

The master plan outlines development principles for the planning space and divides it into implementation and development complexes, as a basis for promoting detailed plans.

According to the municipality, the intensive development that will be carried out will ensure the development of the area in a sustainable manner, based on high-level public transportation at the high-speed train, light rail and metro stations, in order to ensure excellent transportation accessibility from all over the metropolis.



Ariel Wetterman, Haifa City Engineer: "The plan outlines a policy for the transformation of the area into an intense, lively and vibrant urban business center, mixed uses and active throughout the day, contributing to the urban environment, residents and visitors. The plan will turn the area into a diverse pedestrian attraction, with a local identity associated with in the historical construction that is intertwined in the surrounding area and in the city of Haifa."



The preparation of the plan was done by the office of architects "Studio Mia - Michal Yokla Architects", under the leadership of the City Planning Division of the Engineering Administration of the Municipality of Haifa.
