The Jerusalem Municipality, through the local planning and construction committee, today (Thursday) approved for deposit in the district committee four plans for urban renewal in Kiryat Menachem, under which 1,709 housing units will be built, among other things in two huge 41-story towers.

In addition, the plan includes an area for public uses for the well-being of the residents, crossings with mechanical means for pedestrians and a commercial facade.

This is a large-scale urban renewal through four new construction plans in the Rehok Norit complex in the Kiryat Menachem neighborhood.

We note that several years ago, a plan submitted by the Jerusalem municipality for urban renewal of the entire Rehovot-Costa Rica complex was approved in the neighborhood, which was approved by the national council.

The plan included 1,000 units of additional land in the original plan for construction in the White Ridge. As part of the cancellation of the additional land, 1,000 units were returned to developers to submit a new plan and integrate these units into the four complexes. Each complex submitted a new plan by private developers, in order to add housing units In each and every complex, instead of the housing units as stated above on the complementary land, so that it is possible to bring the plans to fruition.

1,709 apartments: these are the four approved complexes

The first complex - between Costa Rica Streets and Nurit Street



, a complex measuring about 8.5 dunams, as part of which the demolition of 2 housing buildings on 5 and 7 Nurit Street - which include 128 units and the public buildings, including an urban kibbutz, is primarily in the area of ​​the plan. In their place, two 41-year-old towers will be erected floors and an additional 10-story building with a total of 491 units. The plan will include commercial and employment areas in the direction of Norit Street and Mexico, kindergartens and a 500 square meter built-up public area, in the direction of a proposed urban square.



The plan designates the western part of the complex in an area of ​​3.5 dunams for public buildings and institutions, for educational services (day care centers, kindergartens), society, community, culture and leisure and for religious uses.

A second complex - located east of the first

The plan proposes the demolition of all buildings and the construction of 2 41-story towers with 586 units, with a commercial frontage to Mexico and Nurit streets.

A third complex in the northwestern part of Norit Street



is a complex measuring about 4 dunams, which includes 4 residential buildings with 64 units. The plan proposes the demolition of an existing building and the construction of three residential buildings of 36, 15 and 10 floors, with 243 units. Commerce towards Nurit Street and open public space planned to the west of the plan.

In the committee's decision, it is required to examine the construction of one tower and two 10-story buildings.



The submitter of the third plan is Teman Real Estate Ltd. and the editor of the plan is architect Yoel Breidman from Breidman Agmon Architects. A



fourth complex in the southwestern part of Norit Street



. The complex is about 4.1 dunams in size, including two buildings with 112 units.

The plan proposes the demolition of an existing building and the construction of 2 towers of 34 floors, with 389 units. In addition, a basement floor that includes residences, commercial spaces towards Norit Street and the Shachap (open public space), and a daycare center - towards the planned open public space to the north.
