The first historic agreement of its kind was signed today (Tuesday) between the Ministry of Transportation through the Israel Railways, the Israel Land Authority (RMI) and the state for the development of commercial, employment and residential areas in the railway complexes all over the country. The meaning: the establishment of dozens of new projects in the center of the country
. The agreement is to turn the station complexes into integrated transportation centers, where easy and convenient transitions are made between different means of transportation, with optimal connections and connectivity, alongside other uses that will increase the attractiveness of arriving at the station and encouraging the preference for using public transportation over the private vehicle.
In the first phase, what has been defined will be marketed As a "pilot", commercial, residential and employment areas in the Modi'in Merkaz train station complex. After the signing, a joint tender committee for Israel Railways and RMI will be convened, and marketing of the tender will begin.
To this end, RMI will publish entrepreneur tenders, the winners of which will benefit from a lease period significantly extended to 98 years, with an option for an additional 98 years (instead of 25 years) for an area of approximately 27,000 square meters that will be used for commerce, employment, rental housing, and more .

The project, the first of its kind in Israel, presents a real revolution in the use and optimal utilization of infrastructure projects, some of which are located in the heart of the demand areas in the State of Israel.
Development and marketing of the Modi'in Merkaz train complex will serve as a model for advanced and multi-use development that includes commercial, employment and housing for rent in one complex connected to a high-passenger public transportation center.
The Modi'in Center train project is being promoted at the same time as other projects currently being carried out at Lod station, Karmiel and more.
The model was outlined on the basis of learning from many countries in the world where the train stations as centers of employment, entertainment and commerce generate and bring life, serving not only as a transit station for passengers, but as active centers at the heart of the urban fabric, accessible by efficient public transportation service throughout the hours of the day.
In many of the projects, transportation centers will also be established that integrate urban, metropolitan, and national public transportation systems.
The innovative plan to promote the establishment of commercial, employment and residential complexes in the areas of the railway stations is the result of in-depth professional work carried out by joint steering teams of the railway and RMI. The Israel Railways Board of Directors approved the agreement that will allow the promotion of dozens of real estate projects in the railway complexes.
